Maintenance Personnel—Reports to the Property Manager, who acts under the direction of the Board of Directors

Ability to serve the residents, visitors and vendors with integrity and courtesy in strict compliance with the letter and intent of Westbrook West Condominiums governing documents.
Ability to establish and maintain effective working relationships with co-workers, Property Manager, Office Manager, and Board Directors.
Ability to respond in a professional, polite, and helpful manner.
Ability to learn, understand, and adhere to Association rules and policies.
Ability to lift, push, pull, and/or carry a minimum of 50lbs.
Ability to bend, squat, reach, kneel, climb ladders, etc., as the work requires.
Capable of standing and walking for prolonged periods.
Maintain a clean and professional appearance.
Wear appropriate safety equipment, e.g., goggles, gloves, safety toe shoes/boots, for the task being performed.
Be familiar with operations and troubleshooting of HVAC controls.
Ability to troubleshoot various equipment and voltages.
Perform routine inspections of all buildings including office and clubhouse, common areas, and mechanical systems to identify maintenance needs. Report any critical issues to Property Management immediately.
Ensure building grounds are kept clean and free of litter.
Complete all maintenance requests/work orders as directed; complete and submit forms in a timely manner.
Deliver, post, remove notices in buildings as requested.
Ensure proper functioning of lighting, elevators, heating systems, plumbing, sump pumps, safety equipment, etc.
Ensure mechanical, electrical, boiler rooms, storage spaces, Association garage, etc. are kept neat, clean, organized, and safe always.
Respond to after-hour emergency calls as needed.
Participate in On-Call rotation as assigned.
Ensure all supply, tools, and service equipment are kept in a neat, organized, and safe manner always.
Keep an adequate level of all supplies needed to maintain property efficiently.
Maintain Association vehicles to be in good working order.
Coordinate with subcontractors and vendors as needed for the effective and safe accomplishment of maintenance and project work. This includes reviewing and enforcing safety guidelines, ensuring they access the facilities properly, escorting them to their work areas, and other safety precautions, work team debriefed, and safely escorting them off site as needed.
Inspect clubhouse before and after each rental.
Seasonally, perform all essential tasks related to maintaining swimming pools, equipment and supply, pool decks, furnishings, and pump houses. 2) assisting with snow removal and salting the property as needed.
Perform other tasks as instructed including but not limited to plumbing, carpentry, general building maintenance, painting, janitorial duties as required and assist other trades as needed.
$30-$35/hr depending on experience
Pay: $30.00 - $35.00 per hour
