Under the direct supervision of the Supervisor of Plant Maintenance or designee, the Maintenance Assistant performs basic preventive and corrective maintenance for the physical plant in accordance with facility and corporate standards, procedures, and applicable codes. The Maintenance Assistant also assists with maintaining the cleanliness, safety, and appearance of the facility grounds and exterior areas. This position may operate facility vehicles and serve as a Vehicle Operator as needed.
Key Responsibilities
Maintenance and Facility Support
- Assists in the physical plant preventative maintenance and routine maintenance program by:
- Assisting with basic physical plant maintenance from work orders as directed and according to facility, corporate, and OSHA guidelines and applicable codes.
- Performing housekeeping and refurbishment functions as necessary to maintain building appearance.
- Making minor repairs on mechanical, electrical, and installed plumbing systems and equipment common to buildings and residential facilities.
- Performing minor carpentry, plastering, painting, and general repair tasks as assigned.
- Makes minor adjustments to doors, windows, closures, and locks. Patches holes and repairs ceiling and floor tiles as needed to maintain building appearance. Performs minor masonry and wood repairs.
- Installs pictures, coat hooks, signage, and other wall-hung furnishings as needed.
Groundskeeping and Exterior Maintenance
- Assists with maintaining the cleanliness, safety, and appearance of the facility grounds and exterior areas by:
- Collecting and properly disposing of trash and debris throughout the property, including parking areas, sidewalks, landscaped areas, and outdoor common spaces.
- Assisting with general groundskeeping tasks such as sweeping walkways, removing debris, and maintaining exterior cleanliness.
- Assisting with seasonal grounds work including leaf removal, basic landscaping support, and outdoor upkeep.
- Identifying and reporting exterior maintenance issues, hazards, or safety concerns on the property.
- Supporting the overall appearance and upkeep of the community's outdoor environment.
- Operates facility vehicles and serves as a Vehicle Operator as needed.
Operations and Resident Support
- Responds to emergency situations and resident concerns according to established policies and procedures, demonstrating strong communication skills and maintaining a focus on resident satisfaction and guest relations.
- Conducts surveys and inventories as directed by the supervisor. Maintains logs and schedules of repairs according to outlined policies and procedures.
- Participates in the facility on-call system as needed to ensure 24-hour, 7-day emergency assistance coverage.
- Attends continuing education and maintenance/repair classes as required.
- Demonstrates professional work behavior by following guidelines and standards of conduct outlined in Wesley Woods policies and procedures.
- Performs other duties as assigned by the supervisor or Administrator.
Minimum Qualifications
- High School diploma or equivalent.
- One (1) year experience in physical plant maintenance or related field.
- Valid Georgia driver's license.
- Ability to read, write, and follow written and oral instructions in English.
- Experience in a retirement community preferred. Current CPR and/or First Aid will be required.
- Ability to lift up to fifty {50) pounds; bend, stoop, and twist.
- Ability to stand and walk for long periods; climb ladders; and work in confined spaces.
Minimum Qualifications
- High School diploma or equivalent.
- One (1) year experience in physical plant maintenance or related field.

Additional Information
This position will generally work 40 hours per week; however, the position requires willingness and flexibility in working hours when necessary to fulfill job responsibilities including occasional evening or weekend work. The employee is subject to personnel policies and procedures prescribed for all employees.
