SUMMARY & KEY RESPONSIBILITIES

Welltower’s Asset Management internship is a paid, full-time summer program for students pursuing a degree in real estate, finance, accounting, economics, or a related field. The Intern supports the Asset Management team in overseeing a portfolio of seniors housing properties, assisting with operator and tenant performance analysis, property-level financial modeling, market research, and portfolio reporting. The role is structured to provide exposure across the asset lifecycle — from underwriting and business plan execution through stabilization and disposition — and concludes with a capstone project presented to Asset Management leadership.

KEY RESPONSIBILITIES

• Assist in building and maintaining property- and portfolio-level financial models, including operating projections, sensitivities, debt schedules, joint venture waterfalls and return analyses.
• Support the monthly and quarterly review of operator and tenant financial performance, including occupancy, rate, labor and other expense trends, and coverage ratios, and help identify variances to budget and to original underwriting.
• Conduct market and competitive research on submarkets, supply pipelines, demographics and comparable transactions to support asset business plans.
• Help prepare asset business plans, hold/sell analyses and portfolio review materials for senior management.
• Assist with abstracting and summarizing leases, management agreements, and loan documents.
• Support tracking of capital activity, including capital expenditure budgets, funding requests and draw reviews.
• Compile data and prepare exhibits, charts and presentation materials for internal and investor reporting.
• Participate in property tours, operator calls and internal investment discussions to build an understanding of the seniors housing sector.
• Assist in maintaining asset management databases and reporting tools, and identify opportunities to make recurring processes more efficient.
• Complete a summer capstone project and present findings and recommendations to Asset Management leadership.
• Perform ad-hoc analysis and other duties as required.

COMPETENCIES

• Strong analytical and quantitative skills, with meticulous attention to detail.
• Proficiency in Microsoft Excel, Word and PowerPoint, including the ability to organize and summarize large data sets clearly.
• Clear written and verbal communication skills, with the ability to present information to an audience of experienced professionals.
• Intellectual curiosity and a demonstrated interest in real estate, health care or the seniors housing sector.
• Ability to manage competing priorities and deadlines in a fast-paced environment, and to ask for direction when needed.
• Strong team player who acts with honesty and integrity and maintains confidentiality.
• A positive and professional attitude.

TRAVEL

Limited travel may be required for property tours or team events. Any required travel will be arranged and paid for by the Company.

MINIMUM REQUIREMENTS

EXPERIENCE: No prior full-time experience required. Prior internship, coursework, case competition or club experience involving financial modeling, real estate or investment analysis is preferred.

EDUCATION: Currently enrolled in an accredited undergraduate or graduate degree program in real estate, finance, accounting, economics or a related field, with an expected graduation date within twelve months of the internship end date. Rising seniors preferred.

ADDITIONAL ELIGIBILITY REQUIREMENTS

Must be legally authorized to work in the United States for the full duration of the internship; this position is not eligible for immigration sponsorship. Exposure to ARGUS Enterprise or comparable real estate valuation software is a plus, but is not required.

Employment is contingent upon the successful completion of a background check, drug screening, and verification of employment, education, and other credentials relevant to the position.
