Position Summary

The Property Manager is responsible for the overall operation, financial performance, resident satisfaction, and physical condition of the apartment community. This position oversees leasing, resident relations, maintenance operations, rent collection, budgeting, marketing, and staff management to ensure the property operates efficiently and meets ownership goals.

Essential Duties and ResponsibilitiesProperty Operations

  • Oversee the daily operations of the apartment community.
  • Ensure compliance with company policies, fair housing laws, and local, state, and federal regulations.
  • Maintain a safe, clean, and attractive community environment.
  • Conduct regular property inspections and identify areas requiring attention.
  • Coordinate with vendors and contractors to ensure quality service and cost-effective solutions.

Financial Management

  • Manage property budgets and monitor expenses.
  • Review financial reports and identify opportunities to improve revenue and reduce expenses.
  • Approve invoices and oversee accounts payable in accordance with company procedures.
  • Monitor delinquency reports and ensure timely collection of rent and other charges.
  • Implement strategies to maximize occupancy and rental income.

Leasing and Marketing

  • Develop and execute marketing strategies to increase traffic and occupancy.
  • Monitor leasing activity and ensure timely follow-up with prospects.
  • Review market surveys and competitor pricing.
  • Ensure leasing staff effectively communicate community features, specials, and availability.
  • Maintain occupancy goals and minimize vacancy loss.

Resident Relations

  • Promote excellent customer service and resident satisfaction.
  • Address resident concerns and resolve conflicts professionally and promptly.
  • Oversee resident retention efforts, lease renewals, and resident events.
  • Ensure all resident communications are handled in a timely and professional manner.

Maintenance Oversight

  • Work closely with the maintenance team to ensure service requests are completed promptly.
  • Monitor make-ready schedules and unit turns.
  • Ensure preventative maintenance programs are implemented and followed.
  • Oversee capital improvement projects and property renovations as needed.

Staff Management

  • Supervise, train, coach, and evaluate community staff.
  • Conduct regular team meetings and performance reviews.
  • Foster a positive and productive work environment.
  • Ensure staff adherence to company policies and procedures.

Qualifications

  • High school diploma or GED required; bachelor's degree preferred.
  • Minimum of 2 years of multifamily property management experience preferred.
  • Strong knowledge of leasing, collections, budgeting, and resident relations.
  • Familiarity with property management software such as Entrata, Yardi, OneSite, or similar platforms.
  • Knowledge of Fair Housing laws and landlord-tenant regulations.
  • Excellent communication, organizational, and leadership skills.
  • Ability to multitask and work effectively in a fast-paced environment.

Physical Requirements

  • Ability to walk the property regularly, including stairs.
  • Ability to inspect apartments, amenities, and common areas.
  • Ability to lift up to 25 pounds occasionally.

Pay: $45,000.00 - $50,000.00 per year
