Position Overview:
We are seeking a dependable and detail-oriented Part-Time Maintenance / Janitorial Technician to service residential Homeowners Association (HOA) communities throughout Wellington/West Palm Beach areas. This role is ideal for someone who is hands-on, self-motivated, and takes pride in maintaining clean, safe, and well-maintained community spaces in a warm, coastal environment.
Key Responsibilities:
Janitorial / Cleaning Duties:
- Clean and sanitize common areas including clubhouses, lobbies, hallways, elevators, gyms, and restrooms
- Sweep, mop, vacuum, dust, and disinfect all interior surfaces
- Empty trash and recycling; replace liners
- Restock restroom and janitorial supplies
- Clean windows, doors, and high-touch areas
Light Maintenance Duties:
- Replace light bulbs, batteries, and air filters
- Tighten loose fixtures, handles, and hardware
- Report larger repair needs, safety hazards, or damage to management promptly
- Perform basic preventative maintenance tasks as assigned
Exterior / Grounds Support (as needed):
- Blow walkways, sidewalks, breezeways, and entry areas
- Remove debris, sand, and leaves (common in Florida weather)
- Wipe down outdoor furniture and community entry points
Qualifications & Requirements:
- Previous janitorial or maintenance experience preferred (HOA or apartment experience a plus)
- Ability to work independently and manage time effectively
- Reliable transportation between HOA properties
- Comfortable working in Florida heat and outdoor conditions when required
- Ability to lift up to 40 lbs, bend, kneel, and stand for extended periods
- Strong attention to detail and commitment to cleanliness
- Professional appearance and respectful communication with residents
