Maintenance Technician

We are looking for a reliable Handyman to undertake upkeep and repair tasks at the interior and exterior of our clients’ properties. The successful Handyman must have a broad working knowledge of the components of building repairs. 

·  Performs maintenance replacement and repair in areas of carpentry, electrical work, plumbing, mechanical, painting, flooring, and other minor building repairs as long as a permit is not required to conduct the job. 

· Proficient with basic electrical tasks- changing lamps and ballasts, replacing receptacles and switches and resetting breakers.

· Proficient with basic plumbing tasks-freeing stopped up sinks, toilets, and urinals, repairing small leaks, replacing worn parts      such as washers, seals, gaskets, vacuum breakers, etc.

· Proficient with carpentry and general building maintenance and repair tasks-replacing locksets, adjusting doors, caulking, painting, sheet rock and other interior finish repair, and  flooring repair.

· Perform preventive maintenance according to schedules  and as directed. 

· Perform manual labor including but not limited to: pressure washing, repairing potholes, fence work, soffit repairs, sign and posts replacement, concrete work, etc. Can also include general cleaning of buildings, grounds, and janitorial duties as assigned. 

· Operating hand tools, power tools, and testing equipment.

· Establish and maintain effective working relationships with supervisors, co-workers, and other employees.

· Repair or replace defective equipment, components, or wiring.

· Comply with all applicable standards, policies, and procedures, including safety procedures and the maintenance of a clean work area.

· Inspect and test systems to verify system compliance with plans and specifications or to detect and locate malfunctions.

· Perform other related duties as required.

· A keen eye for detail and physical stamina with the ability to lift 50 lbs. are valued greatly in this job. Suggest additional repairs when identified and needed

· Able to manage competing tasks in a fast-paced environment.

SPECIAL REQUIREMENT / PHYSICAL DEMANDS:  

·  The physical demands described here are representative of those that must be met by an employee to successfully perform the essential functions of the job. 

· Ability to lift up to 50 lbs following appropriate safety procedures • 

· Work in an upright standing position for long periods of time; be able to reach overhead; have full range of mobility in upper and lower body 

· Be able to work in various positions, including, but not limited to stooping, standing, bending over, sitting, kneeling and squatting for extended periods of time, climbing stairs, navigating the property/building quickly and easily as required to meet the job functions • 

· Climb ladders and work at heights above ground level (maximum 14 ft on A-frames and 21 ft on extension ladders) 

· Ability to work in different environmental working conditions (e.g. heat, cold, wind, rain, humidity) • Repeat various motions with the wrists, hands and fingers 

· Be able to lift, pull and push materials and equipment up to 50 lbs occasionally to complete assigned job tasks • 

Maintain a valid Florida driver’s license

OPERATING SKILLS, KNOWLEDGE & ABILITIES: 

· Education/Training: High school diploma or equivalency preferred. Experience/Knowledge/Abilities: 

· Requires a minimum of five (5) years general experience in building trades, repair and replacement maintenance or handy work. 

· Effective written and verbal communication skills. Strong customer service, communication and interpersonal skills required. 

· Minimum of five years of experience as a handyman

· Minimum of five years of experience with appropriate electrical tools and equipment

· In-depth knowledge of electrical, plumbing or HVAC systems

· Must be a problem solver, with attention to detail. 

· Positive attitude and good communication skills
