Job Title: Porter/Grounds
Reports to: Community Manager and Service Manager
Summary: Ensuring the upkeep of the Apartment Community grounds and Community Pool, maintaining excellent curb appeal and assisting with minor maintenance tasks to support our vision of maintaining the appearance and preservation of our properties.
Duties and Responsibilities include the following. Other duties may be assigned.
Responsible for the daily upkeep of courtyard, grounds, parking lots and other common areas. Ensure that all work related to maintenance of grounds and properties are completed on time *
Maintain the cleanliness, safety & appearance of the Community Pool and its mechanical & filtration systems; responsible for the safe use & storage of pool chemicals and equipment. *
Wear protective respiratory equipment when handling hazardous materials. *
Identify & report problems related to the Community Pool immediately to the Community Manager / Service Manager; repair minor problems. *
Adhere to the Company preventive maintenance programs & schedules as directed by the Community Manager / Service Manager. *
Respond to issues that arise during high seasonal, weekend or holiday demands.*
Participate in the review of daily work order priorities with the Community Manager / Service Manager at the beginning and end of each work day. *
Perform other work-related duties as assigned including but not limited to assisting with minor maintenance tasks as directed by the Community Manager / Service Manager.
Use independent judgement on a regular basis (following prescribed procedures) to determine actions to be taken, priorities, emergencies, etc. *

Language Ability:

Ability to calculate figures and amounts such as proportions, percentages, area, circumference, and volume. Ability to apply concepts of basic algebra and geometry.

Computer Skills:
To perform this job successfully, an individual should have knowledge of Microsoft Word, Microsoft Excel, and Yardi.
Education/Experience:
High school diploma or general education degree (GED); one to two years related experience and/or training; or equivalent combination of education and experience.
Certified Pool Operator (CPO) qualification preffered.

Operate grounds equipment in rough and finished terrain
Safely handle chemicals & other hazardous materials while wearing PPE
Assemble small parts in appliances, mechanical equipment, and plumbing
Read repair instructions
Log or describe in writing work hours, repairs made and/or materials used
Work in inclement weather
Walk and/or stand for an entire workday
Operate hand and power tools
Work off ladders up to 20 feet off the ground. Work off stepladders up to 10 feet inside apartments
Work under sinks and around appliances by bending down or lying on your back
Move appliances including refrigerators, dishwashers, washers, dryers and ranges, with assistance if applicable
Bend over appliances or mechanical equipment for repairs
Climb flights of stairs to access work on the second floor

Offered compensation: $17/hr - $18/hr
