Maintenance Technician

WC Smith is seeking an experienced Maintenance Technician to join our team at AVEC on H Street. This role is responsible for completing maintenance work orders, responding to resident service requests, and addressing maintenance-related concerns in a timely and professional manner. Maintenance Technicians play a key role in maintaining our communities to the highest standards while delivering exceptional customer service. The ideal candidate enjoys hands-on work, is eager to learn and grow their technical skills, and takes pride in providing high-quality service that enhances the resident experience.

• 
  Complete and submit work orders accurately and in a timely manner upon task completion
• Adhere to required property uniform standards and consistently present a professional appearance and demeanor
• Interact courteously, professionally, and respectfully with residents while working in apartments
• Assist with preventive maintenance programs for equipment and operating systems
• Perform appliance repairs, including washers, dryers, dishwashers, refrigerators, microwaves, ovens, and garbage disposals
• Assist in managing and maintaining inventory of tools, equipment, and maintenance supplies
• Identify and report maintenance issues or repair needs to the property manager promptly
• Maintain clean, organized workshops and utility rooms
• Assist in preparing vacant apartments for leasing readiness
• Support seasonal snow removal efforts as needed
• Respond to after-hours maintenance emergencies on an on-call rotation
• Perform additional duties as assigned

REQUIREMENTS:

• Minimum of three (3) years of experience in residential property maintenance or related experience in hotel or hospitality maintenance
• Availability to work weekends and participate in a rotating on-call emergency schedule; residence within 30 minutes of the property preferred
• Demonstrated knowledge of basic maintenance and repair techniques, tools, and equipment
• Working knowledge of maintenance and repair in one or more of the following areas listed below:
• Appliances (GE brand preferred)
• HVAC systems (heat pumps and compressors preferred)
• Plumbing, electrical systems, locks, carpentry, painting, and fire alarm panels
• EPA CFC Universal Certification required
• Certified Pool Operator (CPO) certification preferred
• Knowledge of and compliance with OSHA safety standards
• High school diploma or equivalent
• Ability to stand for extended periods (8 hours per day) and perform physically demanding tasks, including bending, lifting, carrying, climbing ladders and stairs, reaching overhead, pushing, pulling, stooping, squatting, and kneeling
