Marketing Specialist | Watersound Real Estate
Watersound Real Estate is seeking a highly organized and creative Marketing Specialist to support the growth and visibility of our agents, listings, and communities across Northwest Florida. This role serves as a key operational link between our WaterColor headquarters and the Watersound Origins office, ensuring consistent execution of marketing initiatives, agent support, and brokerage campaigns.
Working closely with the marketing team, the Marketing Specialist will help implement brokerage marketing programs, manage digital campaigns, support agent branding efforts, and coordinate listing and lifestyle marketing initiatives. This position will report to the Watersound Real Estate marketing leadership team and will be directly managed day-to-day by the brokerage marketing coordinators.

Key Responsibilities
Campaign Management and CRM Marketing Execution
Support the development, building, and ongoing management of marketing campaigns within the brokerage CRM platform (BoldTrail). This role will assist in creating structured campaigns that support the full lifecycle of real estate clients and leads while aligning with the lifestyle-driven marketing approach of Watersound Real Estate.
Campaign responsibilities may include building and maintaining:
• Buyer lead nurture campaigns
• Seller listing preparation and listing marketing campaigns
• New lead introduction and engagement campaigns
• Private Client Advisory program campaigns
• Long-term nurture campaigns for future buyers
• Closing and post-closing client appreciation campaigns
These campaigns will be tailored to the Watersound Real Estate markets across Northwest Florida and designed to support agents with consistent communication, lead engagement, and relationship building.
The Marketing Specialist will also assist with campaign messaging, automation workflows, and campaign performance monitoring, while helping agents understand how to implement and utilize these campaigns effectively.
Social Media Management and Content Creation
A significant portion of this role will focus on supporting the social media presence of Watersound Real Estate agents and teams.
The Marketing Specialist will assist with the planning, scheduling, and performance tracking of social media content across platforms including Instagram, Facebook, and emerging video platforms.
Responsibilities include:
• Scheduling and managing content through platforms such as Meta Business Suite and Later
• Creating and coordinating short-form video content including Reels and lifestyle-focused video
• Assisting with photography and visual content capture for listings, community features, and agent branding
• Identifying trending audio and content formats to help keep agent social media relevant and engaging
• Assisting agents in developing authentic, lifestyle-driven content that reflects the Watersound brand
Candidates should be comfortable working with short-form video and visual storytelling and should be prepared to provide examples of past social media content, including reels, posts, or campaigns they have created or managed.
Experience creating high-performing or viral content is strongly preferred.
Agent Marketing Program Support
Assist in managing the brokerage’s agent marketing program by helping coordinate the planning, execution, and ongoing support of agent marketing initiatives.
Responsibilities include:
• Preparing and organizing monthly social media content calendars for participating agents
• Creating preview decks and marketing plans for agent review and approval
• Supporting onboarding of new agents into the marketing program
• Assisting in the production of marketing assets such as social content, newsletters, listing promotions, and branded collateral
• Maintaining brand consistency across all agent marketing materials
• Preparing monthly performance summaries and analytics reports for participating agents
This role will also help ensure all marketing deliverables meet brokerage standards for quality, professionalism, and brand alignment.
Listing and Event Marketing Support
Provide marketing coordination for brokerage listings and special events.
Responsibilities include creating and scheduling social media announcements for:
• New listings
• Price improvements
• Pending sales and closings
• Open houses and broker tours
• Community and lifestyle events
The Marketing Specialist will assist in ensuring listings receive timely marketing exposure and that promotional materials reflect the high standards of the Watersound Real Estate brand.
Agent Training and Marketing Guidance
Assist the marketing leadership team with brokerage wide marketing trainings and educational initiatives. This includes helping agents understand best practices related to:
• Social media presence and digital marketing
• Personal brand development
• Content creation strategies
• Marketing tools and brokerage platforms
The goal is to empower agents with the knowledge and resources needed to elevate their marketing efforts while maintaining brokerage brand standards.
Watersound Origins Marketing Support
Provide dedicated marketing coordination for the Watersound Origins office and its affiliated agents and builder services initiatives.
Responsibilities include:
• Supporting monthly social media planning for the Origins team
• Assisting with creation and production of reel and short form video content
• Helping agents develop listing and lifestyle focused content
• Preparing monthly social media performance summaries
• Assisting with marketing efforts that highlight the collaborative culture of the Origins team and the broader Watersound community
This role will work closely with the Origins team to ensure their marketing efforts align with brokerage strategy while showcasing the unique lifestyle and community narrative of the area.
Team Collaboration
This position reports directly to the Senior Director of Marketing while also working closely with Watersound Real Estate’s marketing leadership and agent support teams. The Marketing Specialist will collaborate regularly with the brokerage Marketing Managers to execute daily marketing tasks, support agent initiatives, and maintain efficient workflows between the WaterColor and Watersound Origins offices.
Qualifications
• Bachelor’s degree in Marketing, Communications, Business, or related field preferred
• Experience in marketing, social media management, or digital marketing
• Strong organizational and project management skills
• Ability to manage multiple projects simultaneously in a fast paced environment
• Excellent written and verbal communication skills
• Familiarity with social media platforms, content creation, and analytics
• Experience with CRM or marketing platforms preferred
• Real estate marketing experience is a plus but not required
