Required Experience and Qualifications:
- Bachelor’s degree in Architecture, Engineering, Construction Management or related field is preferred but not required
- At least 10 years’ experience working as an assistant project manager or project manager in the construction industry for a General Contractor or Subcontractor
- Proficient with MS Word, Excel, Project, Outlook
- Experience with AutoCAD or Revit is a plus but not required
- Knowledge of construction means and methods
- Good understanding of principles, methods, and techniques of architectural, civil, structural, mechanical, and/or electrical engineering
- Ability to negotiate with the client and subcontractors.
- Good oral & written communications skills
- Good analytical and problem-solving skills
- Good time management and organizational skills
- Ability to work well in a team environment
Position Responsibilities:
- Manage multiple projects simultaneously ranging from $1M to $30M in value
- Produce a project folder for the Ward Humphrey superintendent to use in managing the on-site construction
- Remain in contact with the client and superintendent daily throughout the project to ensure the progress is meeting the schedule
- Creation of Baseline CPM schedule and subsequent weekly updates
- Preparation of Schedule of Values
- Preparation, submission, and follow-up of Owner Payment Applications
- Lead weekly Owner-Architect-Contractor meetings as required
- Prepare start-up and close-out Submittal Registers
- Solicit, prepare, submit, and track all required submittals
- Support the Field Superintendents by making sure they have what they need, as they need it
- Develop subcontractor/vendor scopes of work
- Generate and issue subcontracts and purchase orders
- Manage all financial aspects of projects including monthly review of cost reports and preparing of over/under figures for management review
- Weekly review and approval/disapproval of project invoices and subcontractor payment applications
- Generate, submit and track RFI’s
- Prepare, submit, and track Change Proposals and Change Orders
- Solicit, prepare, submit and track all required project close-out documents
