We are small close-knit firm, seeking a hard-working, dedicated construction project manager for our residential construction projects.
Who you are:
- You understand what a rain screen is and what its purpose is
- You know the difference between a reglet and a rabbet
- You know when a vapor barrier should be permeable or non-permeable
- You understand the importance of being plumb, level and square, and stop at nothing to make sure these conditions are delivered
- You understand what properly executed construction looks like
- You are a builder and craftsperson yourself, who takes enjoyment and pride in the process
Qualified Applicants must have:
- 5 years of construction superintendent experience on high-end custom homes.
- Familiarity with Santa Monica or Los Angeles building codes.
- Ability to read and interpret all building documents.
- Proficiency with: Microsoft Word, Excel, BlueBeam and construction management software, Buildertrend, as well as familiarity with architecture design software, Revit.
- Able to use some power tools and hand tools.
- Have a solid grasp on all construction aspects from soils to civil to structural to MEP.
- Experience with metal fabrication.
Job Responsibilities:
- Report to Director of Construction on all project status and demonstrate an ability to collaborate with internal team members to execute a successful project.
- Quality control construction project , making sure sub-contractors are building accurately to plan.
- Supervise and provide guidance to on-site superintendents. The on-site superintendent drives the bus. As construction project manager, you will ensure that 'road block' are removed or addressed and that there are all green lights.
- Implement all OSHA safety protocols on-site.
- Ensure the proper critical path sequencing of all trades to keep construction projects moving forward and on schedule.
- Able to weigh the differences in construction conflicts. Elevate those conflicts of high importance and act independently to resolve those issues of smaller consequence.
- Coordinate all required inspections per local building codes.
- Coordinate with entire project team and lead weekly site meetings with architect, engineer, ownership, etc.
- Lead or assist in the updating of project timelines utilizing Buildertrend software.
- An ability to negotiate with potential sub-contractors.
- Inspire and motivate construction teams to bring about everyone’s best work.
