ORGANIZATION RELATIONSHSIP: Reports to Chief Engineer/Director of Campus Facilities

JOB PURPOSE: To maintain the efficient operation, maintenance, and repair of all mechanical, electrical, plumbing, HVAC, and life safety systems within assigned buildings. This role requires a strong commitment to safety, efficiency, and adherence to all union rules, regulations, and contractual agreements. ESSENTIAL DUTIES AND RESPONSIBILITIES Systems Operation & Maintenance

• Operate, monitor, and maintain central utility plant equipment, including boilers (steam and hot water), chillers, cooling towers, air compressors, pumps, and emergency generators.
• Perform routine and preventative maintenance (PM) on all building systems, including HVAC units (AHUs, FCUs, VAVs), motors, controls, and ancillary equipment, following manufacturer specifications and established schedules.
• Monitor and adjust the Building Management System (BMS/BAS) for optimal performance, energy efficiency, and tenant comfort.
• Conduct daily rounds and inspections of mechanical rooms, utility areas, and tenant spaces to ensure all equipment is operating correctly.
• Maintain water treatment logs and manage chemical inventories for boilers and cooling towers.
  
  

Repairs and Troubleshooting

• Troubleshoot, diagnose, and repair complex mechanical and electrical issues that arise during daily operations.
• Respond promptly to, and prioritize, tenant/occupant work orders and emergency calls.
• Coordinate with contractors and vendors for specialized repairs or large-scale projects, ensuring their work meets required standards.
  
  

Compliance and Safety

• Ensure strict compliance with all federal, state, and local codes, including DEP, DOB, FDNY, and OSHA regulations.
• Maintain all required logs, permits, and documentation accurately and ensure they are readily available for inspection.
• Adhere to all IUOE Local 30 and Wagner College rules, working hours, and standards of conduct.
• Follow established Lockout/Tagout, confined space, and hot work procedures.
  
  

Qualifications

• Active and in good standing membership with the International Union of Operating Engineers (IUOE), Local 30.
• Minimum [e.g., 5] years of experience as a Stationary Operating Engineer in a large commercial or institutional facility.
• Possession of a valid required license, such as a [e.g., NYC Refrigeration Operating Engineer License (RSL). FDNY COFs

• Strong knowledge of chiller plant and boiler plant operations, maintenance, and repair.
• Demonstrated proficiency with Building Management Systems (BMS/BAS) such as Siemens, Johnson Controls, or Honeywell.

Preferred

• Experience with [specific equipment, e.g., cogeneration systems, large centrifugal chillers, industrial steam boilers].
• EPA Universal Refrigerant Certification.

• Strong time management and organizational skills, with the ability to manage multiple tasks simultaneously.
• Effective written and verbal communication skills for clear interaction with the facilities team, management, tenants, and vendors.

Compensation and Benefits

Compensation is highly competitive and determined by the Local 30 Collective Bargaining Agreement (CBA) and specific property contract.

• Hourly/Salary: Pay rate based on the Local 30 contract wage schedule for a Powerhouse Engineer.
