HVAC Technician (Yardi Voyager and affordable housing compliance software preferred)

Duties and Responsibilities

Performs installation, maintenance, troubleshooting, and repair of heating, ventilation, air conditioning, refrigeration, and related mechanical systems with minimal supervision. Tasks are performed at the level of an ordinary skilled HVAC Technician. Specific duties include the following:

• Installs, repairs, services, and maintains residential and commercial HVAC systems, including air conditioners, furnaces, heat pumps, and ventilation systems
• Diagnoses electrical, and mechanical system malfunctions and performs corrective repairs.
• Repairs or replaces compressors, motors, thermostats, capacitors, contactors, relays, belts, fans, filters, ductwork, and associated HVAC components.
• Performs preventive maintenance inspections and services on HVAC equipment to ensure efficient operation and extend equipment life.
• Tests HVAC systems using gauges, meters, and diagnostic equipment to evaluate performance and identify deficiencies.
• Charges, recovers, and handles refrigerants in accordance with EPA regulations and company procedures.
• Maintains and repairs control systems, thermostats, and related HVAC automation equipment.
• Responds to service requests and emergency maintenance calls related to HVAC and refrigeration systems.
• Coordinates and schedules HVAC repairs and replacement projects as directed.
• Maintains accurate service records, inspection reports, maintenance logs, and work orders.
• Assists with general maintenance duties as needed, including plumbing, electrical, carpentry, and appliance repairs.
• Ensures compliance with applicable safety regulations, building codes, and environmental requirements.
• Works emergency and after-hours assignments as directed by the Director of Maintenance or designated supervisor.

Must be able to physically access all exterior and interior parts of the property, including rooftops, mechanical rooms, crawl spaces, common areas, and amenities.

Must be able to deal with moderate to high levels of stress due to emergency service requests, equipment failures, deadlines, and changing priorities.

Coordinate, schedule, and perform seasonal inspections and preventative maintenance programs for HVAC systems and equipment.

Provide input to management regarding HVAC replacement schedules, equipment upgrades, and budgetary needs for future fiscal years.

Responsible for maintaining organization, cleanliness, and safety of work areas, maintenance shops, and HVAC storage areas.

Must have flexibility to work at other properties as required by management.

Function as a member of the Property Emergency Team to assist with hazardous weather events, fires, floods, freezes, power outages, and HVAC-related emergencies.

Qualifications and Knowledge

High school graduate or GED required. Completion of an accredited HVAC training program preferred. Minimum of two (2) years of experience in HVAC installation, maintenance, and repair or an equivalent combination of education and experience.

EPA Section 608 Certification required. HVAC certification, NATE certification, or equivalent credentials preferred.

Knowledge and experience with internet, Microsoft Office (i.e., Word, Excel), work order systems, or similar software.

Good knowledge of HVAC systems, refrigeration cycles, electrical controls, ventilation systems, and preventative maintenance procedures.

Knowledge of applicable building codes, safety regulations, and refrigerant handling requirements.

Skill in the use of HVAC diagnostic equipment, hand tools, power tools, gauges, meters, and testing equipment.

Ability to read and understand technical manuals, blueprints, wiring diagrams, and equipment specifications; write service requests, maintenance reports, and inspection reports.

Ability to establish and maintain effective working relationships with other Authority employees, contractors, vendors, and residents.

Valid Texas driver's license.

Eligibility for coverage under Authority fleet auto insurance.

Supervision Received and Given

The employee receives instructions from the Director of Maintenance or a designated supervisor. Generally, methods of accomplishing assignments are at the discretion of the employee within established procedures, maintenance standards, and manufacturer specifications.

The supervisor generally sets deadlines and priorities, and the employee's progress is monitored regularly. The employee's work is reviewed for quality, completeness, and compliance with applicable regulations.

The employee has no supervisory responsibilities other than monitoring work of personnel that may be assigned to assist in HVAC-related tasks.

Guidelines

The employee follows established maintenance procedures, HVAC industry standards, safety regulations, and equipment manufacturer guidelines in performing assigned tasks. If situations not covered by guidelines arise, the employee consults the supervisor for guidance.

Complexity

Work performed by the employee involves routine inspections and maintenance as well as troubleshooting and diagnosis of HVAC system malfunctions. Some assignments require independent judgment in determining causes of equipment failure and selecting appropriate repair methods.

Scope and Effect

The employee's work primarily affects residents, staff, and facilities throughout Authority properties. Proper maintenance and operation of HVAC systems directly impact resident comfort, energy efficiency, equipment reliability, and the Authority's ability to provide safe and sanitary housing.

Personal Contacts

The employee's personal contacts are primarily with residents, contractors, vendors, and other employees.

The purpose of these contacts is to provide and obtain information necessary to diagnose, repair, and maintain HVAC systems efficiently and safely and document all actions.

Conditions under which contacts occur can range from normal to stressful during emergencies, including extreme weather events, system failures, refrigerant leaks, or loss of heating and cooling services.

Physical Demands

The employee must operate HVAC diagnostic equipment, hand tools, power tools, ladders, and maintenance equipment.

Normal physical activity can be strenuous and may involve prolonged standing, walking, climbing, reaching, bending, crouching, stooping, kneeling, and working in confined spaces.

The employee must frequently lift, carry, push, and pull equipment, tools, and materials weighing up to 50 pounds or more with assistance when required.

Work requires spatial perception, color recognition for wiring identification, finger dexterity, and manual dexterity.

Work Environment

The employee works indoors and outdoors and is exposed to weather extremes.

The employee may occasionally be exposed to electrical hazards, dangerous heights, moving mechanical equipment, refrigerants, compressed gases, chemicals, dust, and other environmental hazards associated with HVAC maintenance.

The employee may be required to use goggles, gloves, respirators, hearing protection, safety boots, fall protection equipment, and other required personal protective equipment.
