Director of Preconstruction

Job Overview
The Director of Preconstruction at W.H. Stovall & Co., Inc. is a full-time, on-site role located in Ashland, Va. This individual will oversee the preconstruction phase, managing project design, budget estimation, and proposal development while coordinating closely with project stakeholders. Key responsibilities include overseeing the implementation of Building Information Modeling (BIM) for projects, analyzing costs, and ensuring alignment with project goals. The Director will lead a team, ensuring consistency and efficiency in preconstruction processes, and support project planning and execution to meet client expectations.

Responsibilities

• Lead the development of comprehensive construction estimates utilizing estimating software, ensuring accuracy and competitiveness.
• Oversee the creation of detailed construction schedules, scope definitions, and cost analyses to support project proposals.
• Collaborate with project managers, clients, subcontractors, and design teams to establish realistic budgets and timelines aligned with project goals.
• Manage negotiations with subcontractors and suppliers to secure favorable pricing, contracts, and terms that optimize project value.
• Utilize Bluebeam for plan review, markup coordination, and document management to streamline communication across teams.
• Conduct risk assessments during preconstruction planning to identify potential issues related to cost control or schedule delays.
• Ensure compliance with contractual obligations and industry standards while maintaining strict cost control measures throughout the bidding process.
• Support project management during transition from preconstruction to construction phases by providing detailed estimates, schedules, and scope documentation.
• Oversee a team of 2-3 individuals

Requirements

• Proficiency in Design Management, including the ability to interpret drawings and make effective design recommendations.
• Strong skills in Budgeting and Proposal Writing to accurately estimate costs and create compelling project bids.
• Expertise in Project Management to oversee preconstruction activities and coordinate with project teams effectively.
• Experience with Building Information Modeling (BIM) to enhance project planning and execution.
• Leadership and organizational skills to manage preconstruction processes and teams effectively.
• Excellent communication and interpersonal skills to foster collaboration with architects, contractors, and other stakeholders.
• Bachelor's degree in Construction Management, Architecture, Engineering, or related field preferred.
• Relevant industry certifications such as PMP, LEED AP, or CM-BIM are advantageous.

Pay: Up to $100,000.00 per year
