Apartment Maintenance Worker
We are seeking a dependable and skilled Apartment Maintenance Worker to help maintain the safety, appearance, and functionality of our residential community. This position performs routine repairs, preventive maintenance, apartment turnovers, grounds upkeep, and resident service requests. The ideal candidate is organized, responsive, and committed to providing excellent service.
Key Responsibilities
- Complete resident maintenance requests promptly and professionally.
- Diagnose and repair basic plumbing, electrical, HVAC, appliance, drywall, painting, flooring, and carpentry issues.
- Prepare vacant apartments for new residents, including inspections, repairs, cleaning, painting, and fixture replacement.
- Perform preventive maintenance on building systems, equipment, common areas, and apartment units.
- Inspect the property regularly and report safety concerns or major repair needs.
- Maintain hallways, grounds, parking areas, mechanical rooms, and other shared spaces.
- Assist with snow removal, trash collection, landscaping, and pest-control coordination as needed.
- Keep accurate records of work orders, inspections, supplies, and completed repairs.
- Maintain tools, equipment, and maintenance storage areas in a safe and orderly condition.
- Follow workplace safety procedures, building codes, and company policies.
- Communicate respectfully with residents, coworkers, vendors, and property management.
- Participate in an on-call rotation and respond to after-hours maintenance emergencies when required.
- Perform other property-maintenance duties as assigned.
Qualifications
- High school diploma or equivalent preferred.
- Previous apartment, building, hotel, or general maintenance experience preferred.
- Basic knowledge of plumbing, electrical systems, HVAC, appliances, painting, drywall, and carpentry.
- Ability to identify problems and complete repairs safely and efficiently.
- Strong customer-service, communication, and time-management skills.
- Ability to work independently and as part of a team.
- Valid driver’s license and reliable transportation may be required.
- HVAC, EPA, CPO, electrical, or other maintenance certifications are a plus.
- Must be willing to work occasional evenings, weekends, holidays, or emergency on-call shifts.
Physical Requirements
- Ability to lift and carry up to 50 pounds.
- Ability to stand, walk, bend, kneel, climb ladders, and work in confined spaces.
- Ability to work indoors and outdoors in varying weather conditions.
- Ability to safely operate hand tools, power tools, and maintenance equipment.
Compensation and Benefits
- Pay range: $15.00 - $18.00 P/HR
- Schedule: Mon - Fri 8AM-4PM*
