The Service Technician II will service the Orange County area. This position would be on an on-call rotation and may have various schedule changes based on the needs of each property. The schedule is from Monday - Friday with start times ranging from 8:00am - 9:00am and end times ranging from 5:00pm - 5:30pm.
SUMMARY
The Service Technician II – Floater provides skilled maintenance support across multiple apartment communities to ensure all properties are well-maintained, safe, and operating efficiently. This position supports the maintenance operations of multiple affordable housing communities, including Project-Based Section 8 and Tax Credit (LIHTC) properties. The role ensures compliance with HUD, REAC, and other housing program standards while maintaining high-quality living environments for residents. This position performs a variety of technical maintenance tasks, including electrical, plumbing, HVAC, appliance repair, and preventive maintenance. The Floater Technician assists community teams with service requests, unit turns, and emergency repairs as needed.
ESSENTIAL JOB FUNCTIONS
The Floating Service Technician is responsible for performing skilled maintenance duties to ensure all assigned communities are well-maintained, safe, and operating efficiently. Responsibilities include, but are not limited to:
- Complete all assigned work orders within a 24-hour turnaround time whenever possible.
- Upon completion of work orders, leave a copy of the service request for the resident noting the date, time, and any applicable comments, and return the original copy to the Property Administrator.
- Communicate promptly regarding any delays in service and demonstrate consistent effort to resolve resident concerns in a timely and professional manner.
- Inspect vacant units to determine necessary repairs for market-ready condition and report findings to the Property Administrator.
- Order maintenance parts as needed, track orders through completion, and maintain accurate inventory records.
- Prepare vacant units efficiently by ensuring that electrical, plumbing, lighting, doors, windows, closets, and appliances are in proper working condition.
- Perform general maintenance tasks including caulking tubs, sinks, doors, and windows; re-keying and repairing locks; and replacing or repairing fixtures as necessary.
- Maintain the maintenance shop in a clean, organized, and safe condition at all times.
- Conduct routine property walks to identify and report potential maintenance issues to the Property Administrator.
- Ensure all common areas and exterior lighting are functional for safety purposes and replace bulbs as required.
- Report any suspicious activity or persons on the property to the Property Administrator.
- Assist with upkeep of laundry rooms, pool areas, common spaces, and parking lots to ensure cleanliness and safety.
- Participate in emergency maintenance coverage, including weekends and holidays, as assigned.
- Provide excellent customer service and promote positive resident relations at all times.
- Wear the company-issued uniform while on duty to maintain a professional appearance.
- Comfortable navigating property management software and digital tools.
- Perform other related duties as assigned.

REQUIRED EDUCATION AND EXPERIENCE
