Position Overview

We are seeking a Facility Assessor to support the development of comprehensive facility condition assessments (FCAs) for our Federal Client’s real estate portfolio throughout the U.S. and its territories.  The FCAs will document the current facility conditions, determine the remaining effective useful life, identify deficiencies, calculate associated cost estimates, determine Facility Replacement Values, evaluate the health of the portfolio and provide recommendations to support informed investment decision making.

FCAs will be developed based on the Facility Assessor performing onsite inspections which involve thorough, non-invasive visual inspections on diverse portfolio of buildings to include both exterior and interior along with the adjacent grounds, building components, and existing operational support systems.

During the site visits, the Facility Assessor will document observations and findings accurately, understand building systems and blueprints, communicate effectively with clients and team members, and conduct the inspections while adhering to safety protocols.  Managing time efficiently to complete assessments within hard deadlines is crucial for this role.   After the site visits, the Facility Assessor will use the information captured from onsite observations to compile the data and produce formal reports using standardized formats and facilities software for approval by project partners and our Client.

This is a remote, part time role requiring up to 75% travel throughout the U.S. and its territories.  When not traveling, you will work remotely from your home office completing the report writing process.

Responsibilities:

• Conduct thorough facility infrastructure assessments at Client sites using professional expertise and judgment to determine code compliance, physical condition, evaluate asset conditions, conformance with specifications and building codes and remaining useful life.
• Utilize computer tablets with built-in cameras for documenting (via photographs, sketches and/or field notes) mechanical and electrical equipment and subcomponents encountered onsite.
• Physically inspect the condition of major building systems, building envelopes, interiors, exteriors, roofing, pavement, structural components, mechanical, HVAC, electrical, plumbing, fire protection, and other facility components and document their conditions and attributes.  Fieldwork may include climbing ladders, walking roofs, navigating mechanical spaces, accessing roof hatches, mechanical rooms, entering crawlspaces or other confined spaces, and working in various weather conditions.
• Compile data into structured formats from assessment findings.
• Prior to and during site visits, review and interpret architectural and engineering blueprints to understand building layouts and identify potential issues.  Use blueprint information to guide assessment processes and focus on areas of concern.
• Participate in meetings with onsite personnel to understand and identify their maintenance and repair needs, historic activities at their site, current issues and potential safety hazards.
• Accurately observe, record and identify current and potential issues and necessary repairs during onsite inspections.
• Translate technical observations into actionable plans, risk mitigation strategies and funding priorities.
• Prepare preliminary and final reports highlighting operational status, necessary repairs, replacement needs and upgrades which include detailed findings, recommendations, cost estimates for necessary repairs.
• Coordinate with facility managers, engineers, and other stakeholders both onsite and offsite to ensure accurate and comprehensive assessments.
• Ensure adherence to safety protocols while navigating roofs, mechanical rooms, and other building areas.

Skills:

• Physical ability to inspect and assess building elements, including mechanical/electrical systems and subcomponents and supporting systems.
•         Strong written, communication, organizational, time management and analytical skills with the ability to collect and interpret facilities data and to clearly document and explain findings.
• Strong technical understanding of building systems and infrastructure (HVAC, MEP, envelope, life safety).
• Proficiency in practicing effective time management to complete assessments within set deadlines.
• Strong attention to detail, with a proactive and problem-solving mindset.
•         Experience providing data-driven insights and recommendations to Clients regarding facilities and their conditions.
• Experience in developing cost estimates, calculating Facility Replacement Values and using industry benchmarks and historical data.
• Thorough, self-motivated, and able to independently plan, manage, and participate in travel-heavy field assignments.
