What are the responsibilities and job description for the Director, Real Estate & Construction position at VIVA DAY SPA LLC?
The Director, Real Estate & Construction owns planning, execution, and delivery of all Viva properties across markets. This role ensures that every new build, renovation, and facility meets Viva’s high standards for quality, functionality, and operational readiness. You lead projects from feasibility through completion, managing budgets, timelines, contractors, and vendors, while collaborating closely with our interior designer and operations teams to create spaces that support exceptional guest and employee experiences.
Key Accountabilities:
Facility & Vendor Oversight: Coordinate a core vendor list for new locations as needed. Provide ongoing oversight of existing facility managers and vendors for regular upkeep and special projects.
Real Estate Strategy & Site Development: Lead site selection efforts in partnership with brokers and leadership, evaluating feasibility, budgets, and timelines.
Construction & Project Leadership: Manage all phases of construction projects, including ground builds, tenant improvements, and renovations. Select, oversee, and hold accountable general contractors, architects, engineers, and consultants. Ensure projects are delivered on schedule, within budget, and aligned with Viva’s brand and operational standards.
Design & Brand Execution: Partner with interior designers and operations teams to translate Viva’s brand into functional guest-centric spaces. Ensure layouts support workflow efficiency, regulatory compliance, and exceptional guest and employee experiences.
Budgeting & Financial Oversight: Develop and manage project budgets, forecasts, and cost controls. Identify value-engineering opportunities without compromising quality or brand integrity.
Permitting, Compliance & Risk Management: Oversees permitting inspections, and regulatory requirements across multiple jurisdictions. Ensure compliance with building codes, ADA standards, health regulations, and safety protocols.
Cross Functional Collaboration: Work closely with executive leadership, operations, finance, and spa leadership to align development plans and business goals. Provide clear communication, timelines, and reporting across stakeholders.
Flexibility & Travel: Willingness to work occasional evenings or weekends. Regular travel across multiple markets to support new builds, major renovations, and oversight of existing facilities. Travel cadence varies and will be critical as needed across different phases of construction.
What You Bring:
Proven Development Expertise: 7-15 years of experience in commercial construction, real estate development, or multi-unit retail/hospitality environments.
Multi-Project Leadership: Demonstrated ability to manage multiple projects across different markets simultaneously.
Financial & Analytical Strength: Strong command of budgets, schedules, contracts, and cost controls.
Operational Mindset: Deep understanding of how physical spaces support operations, guest flow, safety, and team efficiency.
Vendor & Partner Management: Experience leading external partners with clarity, accountability, and professionalism.
Strategic & Detail-Oriented: Able to balance big-picture growth initiatives with hands-on execution and follow-through.
Culture & Values Alignment: A collaborative leader who values integrity, transparency, and doing the right thing-always.
Technical Requirements: Knowledge of MEP systems and comfortable adopting new software and systems for efficiency.
