Skills, Knowledge and Personal Characteristics:
The following attributes are desirable for job success: Experience in accounting for multi-family properties, knowledge of ResMan accounting software desirable, but not required. Bookkeeping experience, ability to communicate effectively, ability to assess yourself, preference for detail work, ability to work well under pressure, self-motivation and self-direction, ability to work with/without direct supervision and the ability to become a team leader.
Summary of Functions:
Responsible for developing and maintaining a system to account for financial transactions across all properties. Auditing and reviewing daily ledgers of bank transactions and resident ledgers. Processing of accounts payable and oversight of cash balances. Preparation of financials as required by management contracts, and other financing documents. Preparation of any additional financial reports as requested by VITA or other ownership.

- Conduct all business in accordance with company policies and procedures, Fair Housing, Americans with Disabilities Act, Fair Credit Reporting Act, and all other laws pertaining to apartments
- Maintain professional standard of hygiene, appearance and dress
- Develop systems to account for financial transactions by following a chart of accounts; defining bookkeeping policies and procedures
- Maintain subsidiary accounts by verifying, allocating, and posting transactions
- Balances subsidiary accounts by reconciling entries
- Maintains general ledger by transferring subsidiary account summaries
- Balances general ledger by preparing a trial balance; reconciling entries
- Maintains historical records by filing documents in file cabinets
- Prepares timely, monthly financial reports as required by management contracts by collecting, analyzing, and summarizing account information and trends
- Achieves VITA’s accounting operational objectives by contributing accounting information and recommendations to strategic plans and reviews; preparing and completing action plans; implementing production, productivity, quality, and customer-service standards; resolving problems; identifying trends; determining system improvements; implementing change
- Meets accounting financial objectives by forecasting requirements; assist with preparing annual budgets; scheduling expenditures; analyzing variances; initiating corrective actions
- Confirms financial status by monitoring revenue and expenses; coordinating the collection, consolidation, and evaluation of financial data; preparing special reports
- Guides other departments by researching and interpreting accounting policy; applying observations and recommendations to operational issues
- Maintains financial security by establishing internal controls
- Avoids legal challenges by understanding current and proposed legislation; enforcing accounting regulations; recommending new procedures
- Protects organization’s value by keeping information confidential and contributes to team effort by accomplishing related results as needed
- Updates job knowledge by participating in educational opportunities; reading professional publications; maintaining personal networks; participating in professional organizations
- Assist accounting human resource objectives by recruiting, selecting, orienting, training, assigning, scheduling, coaching, counseling, and disciplining employees in accounting department; communicating job expectations; planning, monitoring, appraising, and reviewing job contributions; planning and reviewing compensation actions; enforcing policies and procedures
- Prepares ad hoc financial reports as requested by VITA or other ownership
Organizational Relationships:
- Reports directly to the President & CEO
Physical requirements: Must be able to stand, sit, talk, hear and use hands and fingers to operate a computer and telephone. Specific vision abilities required by this job include close vision requirements due to computer work. Light to moderate lifting is required.
