About the Role
In this role, you'll be the engine behind day-to-day operations — converting prospects into residents, keeping occupancy high, and ensuring a seamless experience for the community. You'll work closely with the Community Director and step up as the on-site lead when needed.
What you'll do
Income & collections
- Maintain accurate resident records; post rents, charges, deposits, and fees daily
- Issue late payment notices, eviction notices, and returned check notifications
- Track communications and run email campaigns through the ResMan system
- Process rental payments electronically and encourage residents to use the Resident Property Portal
- Pursue delinquent accounts; coordinate with attorneys for eviction action per local law
- Manage evictions, skipped units, and send accounts to collections as needed
Resident relations
- Deliver quality customer service to prospective and existing residents
- Inspect the property, report maintenance needs, and conduct move-out inspections
- Attend and support resident retention events
Leasing & marketing
- Greet prospects, show units, and close leases
- Manage lease renewals monthly and monitor online applications
- Answer inbound calls from prospects, residents, and vendors
- Stay current on local market trends and contribute marketing ideas
Administration
- Operate and maintain the computer receivables system accurately
- Organize files, proofread leases, and process move-ins/move-outs
- Handle security deposit dispositions in a timely manner
- Accept and route service requests; follow up with residents after completion
- Maintain the payables system as directed by the Community Director
- Process resident screening applications
What We're Looking For
- Experience in multi-family property management or leasing
- ARM, CAM, or NALP certification preferred — not required
- Bookkeeping experience and comfort with property management software
- Strong communicator who can work independently and as a team leader
- Detail-oriented with the ability to handle pressure and shifting priorities
- Knowledge of Fair Housing, ADA, Fair Credit Reporting Act, and landlord-tenant law
Physical Requirements
Must be able to walk the property, including up to 4 flights of stairs, lift a minimum of 60 lbs., and communicate effectively with residents, staff, and vendors. Some travel may be required.
