The Role
We're hiring a Leasing Manager to own the leasing pipeline — and the marketing engine behind it — at The Reserve NYC, a 256-unit luxury coliving community in East Harlem, with responsibility expanding across our growing portfolio in Nashville, Raleigh, and other emerging markets.
This is a closer's role with real creative autonomy. You'll run tours, convert leads, and negotiate leases — and you'll also command the channels that fill your funnel: niche listing platforms, local partnerships, digital advertising, and lifestyle content. Your pipeline, your strategy, your results — with direct visibility to ownership.
Every property has a furnished housing component — coliving suites, flex-term units, and fully furnished apartments for travel nurses, corporate relocators, grad students, and remote workers. Leasing and marketing these units takes creativity, hustle, and deep knowledge of where non-traditional renters actually look.
What You'll Own
Leasing (the core):
● Manage the full leasing cycle: lead follow-up, scheduling and conducting tours, application processing, lease execution, and move-in coordination.
● Drive occupancy by converting leads quickly and reducing days-on-market across coliving suites and furnished units.
● Set and negotiate rental rates; partner with property management on pricing strategy for short-term, mid-term, and long-term lease structures.
● Own renewal outreach and lease renewal negotiations to maximize retention and on-budget revenue.
● Monitor the leasing pipeline daily; track lead sources, conversion rates, and occupancy targets in the CRM (EliseAI or HubSpot) with persistent, professional follow-up.
Marketing (your funnel):
● Own niche listing channels — daily management, reposting, and creative testing across Facebook Marketplace, SpareRoom, Furnished Finder, Craigslist, and Reddit.
● Develop lifestyle-forward marketing content for non-traditional renters (travel nurses, corporate relocators, grad students, remote workers).
● Build and maintain local partnerships per market: cafes, gyms, coworking spaces, brokers, universities, medical centers, corporate HQs, relocation services, and micro-influencers.
● Manage digital advertising on Google and Meta; monitor spend efficiency and reallocate based on cost-per-lease performance.
● Maintain property landing pages, lead capture tools, and tour scheduler connections; handle basic on-page SEO.
● Run Instagram and TikTok with a neighborhood-first, lifestyle-driven lens; coordinate photo/video shoots per property.
● Keep all major ILS listings accurate (Apartments.com, Zillow, StreetEasy) and supplement with niche platform exposure.
● Build SOPs for channel management, listings, and campaign launches as the portfolio scales.
Reporting & Strategy:
● Track and report weekly leads by channel, market, and unit type — furnished vs. unfurnished broken out.
● Own cost-per-lead and cost-per-lease metrics; deliver weekly performance summaries to property leadership and monthly reports with strategic recommendations to ownership.
Your Qualifications
● 3–5 years of combined leasing and marketing experience in multifamily, luxury real estate, furnished housing, coliving, or hospitality.
● Proven track record closing leases and consistently hitting occupancy targets.
● Hands-on experience with niche platforms (Facebook Marketplace, SpareRoom, Furnished Finder, Craigslist, Reddit) and with leasing furnished, flex-term, or coliving units to non-traditional renters.
● Google/Meta ads, CRM management (EliseAI, HubSpot, or similar), and basic on-page SEO.
● Strong communication and negotiation skills — you build rapport quickly and guide prospects to signed leases.
● Creative instincts — copy, shoots, and adapting voice across platforms.
● Scrappy, detail-obsessed operator who thrives in a fast-paced, lease-up environment.
● Familiarity with New York residential tenancy law a plus.

● Experience with AI leasing tools (MeetElise or similar)
● Multi-market or lease-up launch experience
● Spanish language skills
Compensation & Benefits
● Base salary: $95,000 – $120,000, commensurate with experience
