JOB TITLE: Sales Director– Independent Living
SUPERVISOR: Executive Director / Regional Sales & Marketing Director
BROAD SCOPE OF POSITION:
The Sales Director is responsible for driving occupancy, revenue growth, and overall sales performance for the community. This role carries direct accountability for achieving and exceeding established occupancy, move-in, and revenue goals.
Success is measured by consistent sales performance, conversion of leads to move-ins, and the ability to create urgency and close. This individual must take full ownership of the sales process, pipeline management, and results.
The Sales Director works closely alongside the Executive Director and community team to build meaningful connections with prospective residents and their families, ensuring a welcoming and supportive experience from first inquiry through move-in.
INDEPENDENT LIVING FOCUS:
- Inspire prospective residents to embrace an active, maintenance-free lifestyle centered around independence, wellness, and community.
- Build meaningful relationships with prospective residents and their families by understanding their lifestyle goals, interests, and motivations.
- Guide seniors and their families through the transition to Independent Living with empathy, confidence, and exceptional customer service.
- Showcase the unique lifestyle, amenities, dining, activities, and social opportunities that make Vista Winds feel like home.
- Partner with sister Assisted Living and Memory Support communities to recognize changing resident needs and support a smooth transition should additional care become necessary.
ESSENTIAL JOB FUNCTIONS:
- Own and manage the entire sales cycle from initial inquiry through move-in.
- Consistently achieve or exceed occupancy, move-in, and revenue goals.
- Maintain an accurate and organized sales pipeline utilizing the company's CRM.
- Conduct engaging, personalized tours that focus on lifestyle, value, and creating urgency.
- Confidently ask for the deposit and successfully close the sale.
- Deliver timely, consistent follow-up through phone calls, emails, handwritten notes, videos, and personal outreach.
- Track, manage, and report weekly sales performance, including leads, tours, deposits, move-ins, outreach activity, and conversion ratios.
- Coordinate and oversee the move-in process to ensure a seamless, welcoming experience for every new resident and their family.
- Maintain knowledge of Fair Housing regulations, company policies, pricing, apartment availability, and competitive market conditions.
- Build, develop, and maintain strong relationships with professional referral partners, local businesses, and community organizations to generate qualified leads and increase community awareness.
- Collaborate with the Executive Director and department leaders to ensure an exceptional resident experience before, during, and after move-in.
OUTSIDE SALES & BUSINESS DEVELOPMENT:
- Conduct a minimum of 5–7 professional outreach visits per week to generate qualified leads
- Actively build and maintain a strong presence in the local community to drive referrals and increase occupancy
- Develop relationships with hospitals, rehab centers, case managers, and other key referral sources
- Participate in networking events, community events, and partnerships to increase visibility and drive traffic
MARKETING & LEAD GENERATION SUPPORT:
- Utilize multiple channels including phone, email, events, and social media to generate and nurture leads
- Coordinate and support community events designed to drive tours and increase conversion opportunities
- Collaborate with leadership on campaigns and promotions with a focus on driving occupancy and measurable results
OPERATIONAL & COMPLIANCE RESPONSIBILITIES:
- Complete weekly reports with accurate and timely sales data
- Conduct monthly audits of resident files to ensure compliance with company policies and regulatory requirements
- Communicate effectively with leadership and community teams to ensure alignment and execution
- Other duties as assigned
EDUCATIONAL REQUIREMENTS:
- High school diploma or equivalent
- Preferred: 2 years of college with emphasis in Business, Sales, Marketing, or Public Relations
EXPERIENCE REQUIRED:
- Minimum of 2 years of experience in sales, leasing, or senior living
- Proven success in achieving and exceeding occupancy and sales goals
- Property management or senior living experience preferred
SPECIAL KNOWLEDGE OR SKILLS:
- Knowledge of senior living or retirement communities preferred
- Proficiency in:

- Strong interpersonal and communication skills
- Compassion and ability to work effectively with seniors and their families

Pay: $65,000.00 - $75,000.00 per year
