Vision Communities is seeking a Maintenance Supervisor to join the team at one of our luxury communities. The ideal candidate has a positive attitude and superior customer service skills and considers themselves a team player ready to lead their property to success. Under the direct supervision of the Property Manager, the Maintenance Supervisor is responsible for overseeing the aesthetic standards of an apartment community and ensuring that resident units and property are functional.
ESSENTIAL FUNCTIONS:
- Ensure exceptional service is delivered to all residents of the community.
- Oversee the completion of tenant service requests
- Oversee the make-ready completion process.
- Ensure the community meets the highest exterior aesthetics standards.
- Manage and lead a team of skilled technicians/
- Coordinate and manage vendor and subcontractor projects within the community.
- Build and execute a community maintenance budget.
- Ensure property maintenance meets company quality standards at all times.
- Oversee daily operations of the community and ensures that grounds, maintenance, and property are in superior condition.
- Ensure team completes work in accordance to all required compliance standards and applicable regulations
- Plan and conduct team meetings and trainings on an as needed basis
- Oversee and assist team members, while maintaining accountability to company standards and policies.
- Train and mentor individual team members to ensure they understand approved policies, procedures, and protocols to perform their daily responsibilities.
- Review work completed by direct reports to ensure accuracy and quality are maintained.
- Ensure a positive work environment is maintained at all times.
- Ensure aesthetic standards are maintained to the highest level for all aspects of your community.
- Manage other projects as needed.
- Complete other tasks as directed and assigned.
QUALIFICATIONS:
- High school degree or equivalent is required
- Three years in maintenance required; 1 years of management experience preferred
- Extensive experience with HVAC repair and maintenance, electrical, plumbing, carpentry, and appliance repair required
- HVAC certification required
- Ability to multitask while working in a fast-paced, dynamic environment.
- Strong attention to detail and time management skills.
- Must have the ability to manage multiple demands concurrently in an organized manner.
- Strong customer service skills.
- Excellent verbal and written communication skills and to work independently.
- Must possess valid driver’s license and reliable transportation.
- Ability to regularly participate in on-call rotation, and occasionally work weekends, overtime hours or some time on a holiday
- Must be able to successfully pass a drug test and criminal background check.

Hours: Monday-Friday 8am-5pm
FLSA STATUS: Full-time, non-exempt employee
LOCATION: Batavia, OH
TRAVEL: 15%; will be required to travel around Ohio as needed
REPORTS TO: Property Manager
DIRECT REPORTS: Maintenance technicians at the property
