Summary
The Real Estate Asset Manager for Owned Real Property is directly responsible for managing the VCU and VCU Real Estate Foundation’s (VCUREF) owned real property portfolio, and is the primary contact for matters related to owned real property for VCU and VCUREF internal customers and external inquiry.
The Real Estate Asset Manager for Owned Real Property:
- Manages purchase and sale property transactions from start to finish, including market search or initial owner contact, part of the negotiation team, responsible for initial document development, due diligence process thru closing, ensuring success of the transaction with the awareness of risks
- Responsible for ordering, reviewing and evaluating due diligence materials, including, but not limited to, Environmental Impact Reports (EIRs), easements, leases, licenses, title reports, surveys, legal property description, appraisals, environmental studies, property condition assessments and other related due diligence reports or information
- Responsible for organizing and managing owned property information, including closing information, deeds, easements and other documents associated with real property
- Manages, compiles and communicates owned property data and reports to internal customers as requested and provides input into strategic acquisition and dispositions related to master plan development and or operational needs
- Responsible for monitoring the VCUREF real estate portfolio maintenance and operation budgets and leads in the property management and maintenance of the VCUREF real estate portfolio
- Provides accurate and timely customer service to internal customers including reports, information, analysis, and historical research on owned properties
- Communicates transactional information, develops documents and participates in team-based projects with VCU departments and divisions including facilities, finance, legal, risk management, treasury, police and others
Minimum Hiring Standards
- Experience in managing complex commercial property acquisitions and disposition transactions from start to finish through difficult situations, shifting priorities and changing deadlines
- Extensive experience negotiating, drafting, interpreting and applying real estate document language with a high degree of attention to detail and accuracy
- Knowledge of purchase and sale agreements and associated due diligence; ability to plan, organize and coordinate multiple projects
- Ability to analyze and compare commercial property appraisals
- Ability to read, understand, and evaluate written information including but not limited to title reports, surveys, property descriptions, property condition assessments, and environmental studies and apply to situations
- Experience in commercial property management and vendor development and relationships
- Exceptional critical thinking, data analysis, organizational and problem-solving skills and a respect and eye for details
- Ability to operate under the pressure of a fast-paced, deadline driven environment
- Ability to multi-task and prioritize assignments while delivering consistent, quality work product to leadership and clients
- Demonstrate strong customer service skills
- Ability to build strong internal and external relationships and cultivate relationships across functions to achieve business objectives
- Strong interpersonal and communication skills with the ability to present information (written, orally, and pictorially) and interact effectively across all levels of the organization
- Strong literacy in PC software including MS Office Products and Adobe Acrobat
- Strong knowledge and use of a real estate database management systems to research, review, analyze, and report information
- Ability to adapt to change and work in a diverse environment representing VCU or VCUREF in a professional manner
- Ability to work independently and with a high level of energy and initiative while working within a collaborative team environment in a complex system to meet strategic objectives from the “big picture” perspective
- Demonstrated experience working in and fostering an environment of respect, professionalism, and civility with a population of faculty, staff, and students from various backgrounds and experiences, or a commitment to do so as a staff member at VCU
Preferred Hiring Standards
- Undergraduate degree from four-year institution preferred or commensurate professional real estate or legal experience
- A working knowledge of multiple commercial real estate functional areas
- Experience working for a large land owner with a substantial real estate portfolio
- Familiarity with Commonwealth of Virginia EIR Rules and Process and/or the VCU administrative, business, budgeting and financial practices
- Extensive experience in researching and analyzing appraisals, deeds, title reports and title policies, surveys, property descriptions, and environmental and property condition assessments
- Possession of real estate sales license (Virginia)
