POSITION SUMMARY

Maintaining an attractive, safe and pleasing environment for residents is of the utmost importance in delivering service to the community. Under supervision, performs routine maintenance in the common areas. Maintaining a good relationship with the residents is required.

ESSENTIAL DUTIES AND RESPONSIBILITIES

· Performs minor and major repairs of common area, buildings and equipment as needed. Document for follow through with appropriate work order system.

· Performs daily/weekly property inspections of all association areas, and provides documented reports to management of inspections.

· Oversees, as direction of management, vendor-related maintenance and performs inspections upon completion of work orders.

· Provides HOA Manager support with Architectural Committee tasks, including, but not limited to: compliance inspections, escrow inspections and notifications of completions.

· Install light bulbs and conduct minor repairs on ground level lighting or lighting that can be reached with a 16-foot ladder.

· Paint exterior and interior walls, structures, fencing, etc, as needed and document through appropriate work order process.

· Move and arrange furniture and equipment and setup rooms for meetings as requested by management.

· Maintain common areas including but not limited to picking up garbage and disposing of garbage at appropriate disposal site.

· Operate a variety of hand and powered tools which could include saws, drills, and other tools used in building and ground maintenance.

· Remove graffiti and cause repair to common area components damaged by vandalism as needed and record in appropriate log work order system.

· Make minor repairs at vehicular and pedestrian gates and gate operators.

· Operate common area equipment and vehicles as required.

· Open and secure common areas when work shift requires. Ensure that supplies/tools are attended at all times. Store tools/cart out of sight or safely while on break.

· Monitor use of facilities with respect to safety and damage prevention

· Other maintenance duties as assigned.

QUALIFICATIONS

· An ability to follow oral and written directions, keep accurate records, fill out logs and journals, and perform administrative operational functions.

· Knowledge of methods, materials and equipment used in custodial work.

EDUCATION and/or EXPERIENCE:

· High School Diploma or GED preferred.

· Knowledge of basic tools

LANGUAGE SKILLS

· Proficient in speaking, reading and writing English as this position requires interfacing verbally with the public, residents, their peers and supervisors.

· Ability to prepare written reports and complete log sheets.

· Bilingual Spanish helpful.

MATHEMATICAL SKILLS

· Excellent general math skills.

REASONING ABILITY

· Ability to determine next level involvement for problem resolution.

· Must demonstrate good judgment.

· Ability to think and work independently as well as part of a team.

· Must be able to work well under pressure and deadlines, as well as work independently and prioritize time effectively.

CERTIFICATES, LICENSES, REGISTRATIONS

· Possession of, or ability to obtain, an appropriate valid California State Driver’s License and state mandated vehicle insurance.

PHYSICAL DEMANDS

· Must be able to lift 50 lbs.

· Must have finger dexterity for typing/using a keyboard.

· Work is performed in a variety of environmental conditions, with exposure to outdoor temperatures, weather variations, traffic and equipment noise, equipment vibrations, vehicle and/or chemical fumes, chemicals such as cleaning solvents and grease, machinery and their moving parts and dust.

· Work duties may require the ability to stand or walk on hard surfaces for frequent and prolonged periods of time.

WORK ENVIRONMENT

· The work environment characteristics are normal maintenance conditions. Reasonable accommodations may be made to enable individuals with disabilities to perform the essential functions.

· Based on business needs overtime may be required. Schedule may also include weekends and holidays.

· Consistent and regular attendance required.

· Some exposure to dust and noise.

· Some heavy lifting, standing, climbing.

Job Type: Full-time

Pay: $26.00 - $28.00 per hour
