Summary of Position:
Responsible for preventative maintenance, painting and repairs inside and outside the community to provide a safe, attractive and orderly environment for the benefit, use, enjoyment and protection of residents, staff and visitors. Conducts routine tests and inspections of various community systems such as the emergency generator, sprinkler system, door alarms, hood and duct system, hot water system, etc. Initiates and updates the fire and disaster preparedness program. Conducts fire drills monthly. Complies with federal and state regulations and community policies and procedures. Monitors and completes routine work orders. Brings rooms to, then maintains them at, market ready condition.
Qualifications:
Required
· High school Diploma or GED
· Ability to read, write, speak and understand English.
· Previous maintenance experience.
· Prior knowledge and ability in electricity, plumbing, air conditioning, refrigeration, carpentry, plastering, painting and heating.
· Ability to relate positively, effectively and appropriately with residents, families, members of the community and other community personnel.
· Possess a special interest in and positive attitude about geriatric residents.
· Ability to plan, organize, prioritize work and complete work with a minimum of supervision.
· Ability to work within federal and state regulations and community policies and procedures.
· Physical Requirements:
a) Free of communicable disease.
b) Meet community policies and procedures regarding necessary physical health.

Major Responsibilities:
Essential Functions
Personnel
· Assist in the recruitment, interviewing and hiring of quality staff.
· Ensure department is in compliance with labor laws
· Conduct initial training for maintenance helpers.
· Counsel and discipline employees when required in a fair and consistent manner per policies.
· Supervise personnel and evaluate performance on an ongoing basis.
· Enforce employee attendance for consistency in maintenance program.
· Keep all records up to date:
1) Timecards/ Sheets
2) Attendance records
3) Performance Evaluations
· Supervise staff work.
Preventative Maintenance
· Establish and expedite a work order program according to community policies and procedures.
· Prioritize work orders. Participate in repair work such as masonry, carpentry, painting, plumbing, electrical, refrigeration, air conditioning and heating.
· Schedule, delegate or complete work orders.
· Monitor for completion on a timely basis.
Preventative Maintenance
· Establish preventative maintenance schedules.
· Keep accurate records of equipment and maintenance performed.
· Recommend building equipment improvements.
· Perform periodic maintenance checks of building, grounds, community and equipment.
· Keep a current inventory of maintenance checks of maintenance supplies, tools, equipment and stock.
· Conduct routine tests of various systems and equipment such as the emergency generator, fire alarm, sprinkler system, hood and duct system, door alarms, call bells, and hot water system.
Fire and Disaster Preparedness
· Conduct monthly fire drills per regulations then document them.
· Inservice staff on firefighting, safety and disaster preparedness plans. Demonstrate fire extinguishers and resident evacuation procedure.
· Fight fires and evacuate residents as necessary.
Safety
· Maintain work area(s) in clean, safe, organized and sanitary condition at all times. Maintain tools and equipment in good working condition. Return tools and equipment to appropriate storage areas.
· Assist with safety programs to provide a safe working environment and prevent injury.
· Assist in preparing information for Right-to-Know forms, and in servicing staff on hazards in the workplace.
· Check the quality of workmanship performed by outside contractors. Assure building and safety codes are adhered to.
Purchasing
· Order approved supplies, materials and equipment for the maintenance department within budgetary constraints.
· Purchase supplies and equipment using community procedures and approved vendors.
· Observe the practices of dignity and hospitality with respect to all residents, families, visitors and other community personnel.
· Coordinate maintenance services with all other departments and services.
· Attend in-services.
· Complete forms and reports as required: maintain records of all maintenance activities.
· Other Duties
· May be on call for emergencies 24 hours a day.
· Attend meetings.
· Participate in committees as assigned.
· Perform other duties as requested to fulfill the philosophy, goals and objectives of the community.
· Keep outside of the community bus clean
Pay: $55,000.00 - $65,000.00 per year
