Key Responsibilities
Make-Ready (Unit Turnover) Process
- Assessment & Preparation: Conduct thorough pre-move-in inspections to document necessary repairs, replacements, and cleaning requirements, creating a comprehensive make-ready punch list.
- Execution: Complete all necessary work to ensure a high-quality, move-in-ready unit, including drywall and paint touch-ups, appliance diagnostics, and full testing of plumbing, electrical, and HVAC systems.
- Detailing: Support the preparation of vacant units by moving appliances, clearing debris, replacing air conditioning filters, and ensuring a clean final presentation. ? Quality Control: Rekey all unit locks per security policy and conduct a final, detailed walk-through to ensure work meets Vidalta's high-quality standards.
- Advanced & Routine Troubleshooting: Diagnose and repair systems including HVAC (performing preventative maintenance and filter changes), electrical (troubleshooting circuits, replacing ballasts/fixtures), plumbing (unclogging drains, addressing leaks, repairing water heaters), and major appliances.
- General Upkeep: Execute minor carpentry tasks, repair walls, cabinets, locks, windows, and doors. Perform minor adjustments and complete light painting projects. ? Mobile Support: Travel between properties to manage and prioritize the completion of service requests efficiently, prioritizing emergency repairs and ensuring accurate documentation of labor and materials.
- Curb Appeal: While on-site at various communities, maintain the property's curb appeal by picking up trash, policing grounds, and ensuring common areas (like pools and fitness centers) are presentable.
- Vendor Coordination: Assist in coordinating and overseeing work performed by outside vendors and contractors, ensuring adherence to the scope of work.
- Safety Adherence: Comply with all company policies, OSHA requirements, Fair Housing guidelines, and safety procedures regarding the proper handling of chemicals and tools.
Team Leadership and Support
- Assist the Service Manager in supervising, training, and scheduling the on-site maintenance team (e.g., Service Technicians, Porters).
- Provide guidance and hands-on support for complex maintenance repairs, ensuring all work is completed efficiently, safely, and to quality standards.
- Step in as the acting Service Manager in their absence, managing emergency calls, vendor relations, and daily operations.
- Foster a positive, team-oriented work environment focused on achieving property maintenance goals.
- Manage and prioritize the completion of service requests (work orders) in a timely manner, monitoring the tracking system and ensuring accurate documentation of labor and materials.
- Oversee the efficient and timely completion of make-ready/turnover processes for vacant units, ensuring units are prepared for new residents according to established schedules and quality checklists.
- Conduct regular property inspections (e.g., grounds, common areas, mechanical rooms) to identify maintenance needs, potential hazards, and opportunities for preventative maintenance.
- Coordinate and oversee work performed by outside vendors and contractors, ensuring quality control and adherence to the scope of work.
- Assist the Service Manager with managing the maintenance budget, monitoring expenses, and accurately tracking inventory of parts, supplies, and tools.
- Process and organize purchase orders, invoices, and expense reports related to maintenance activities.
- Maintain accurate records for preventative maintenance programs, equipment histories, and safety compliance.
- Ensure all maintenance staff and operations adhere to company policies, local, state, and federal regulations, including OSHA and Fair Housing guidelines.
- Perform and oversee advanced technical repairs, including HVAC troubleshooting and repair, plumbing (e.g., water heater, sewer line issues), electrical (e.g., circuit diagnostics, fixture replacement), and structural repairs.
- Implement and champion the property's preventative maintenance plan to extend the life of equipment and minimize future repair costs.
- Respond promptly to emergency maintenance calls outside of regular business hours on a rotating basis.
- Experience: Minimum of 2–5 years of experience in property maintenance, apartment maintenance, or a related trade.
- Certifications: Proven expertise in residential maintenance with an EPA certification required (Universal EPA or HVAC preferred); CPO (Certified Pool Operator) or CAMT designation is a plus.
- Skills: Strong working knowledge of electrical, plumbing, HVAC, and carpentry, paired with the ability to read technical manuals and utilize maintenance software (e.g., Yardi, RealPage, AppFolio).
- Mobility Requirements: A valid driver's license and reliable transportation are absolutely required for this mobile role.
- Language: Bilingual communication skills (English/Spanish) are a strong plus. ? Education: High school diploma or GED required; relevant technical/trade school completion preferred.
- Universal EPA certification.
