What are the responsibilities and job description for the Maintenance Tech III position at VICARS LANDING?
JOB SUMMARY
Works under the general supervision of the Director of Plant Operations and the Maintenance Supervisor. Works with other technicians as needed. Maintains the grounds facility and equipment in a safe and efficient manner to assure that a successful, viable maintenance program is always maintained.
ESSENTIAL DUTIES & RESPONSIBILITIES
1. Performs skilled maintenance and repairs on the facility and equipment to include plumbing, electrical, minor carpentry, skilled levels in mechanical, appliance repair, etc.
2. Follows sound and acceptable safety procedures and precautions when performing maintenance services.
3. Maintains general plant and facility in good repair ensuring a safe, clean, and orderly environment.
4. replaces lighting devices and accessories as well as bulbs, to include exit lights, high overhead lights, fluorescent lights, room wall lights, walkway, and perimeter lights.
5. Provides advanced maintenance on heating and cooling units/systems as specified by the manufacturer to include filter change, coil cleaning, change out of expandable parts, coolant system servicing, preventative maintenance and trouble shooting.
6. Assists other technicians in some jobs and may be called upon to lead and train for special projects.
7. Maintains a positive, responsive, and flexible attitude towards the resident members, and other employees. Is dependable, courteous, and tactful.
8. Takes the initiative to promptly begin his routine daily work. Schedules his workload and maintains continuity between job tasks. They can organize their work schedule efficiently and placing priority on important tasks.
9. Maintains a good working attendance record and demonstrates good personal habits with respect to clothing and grooming. Maintains a positive attitude and a willingness to cooperate.
10. Processes all assigned work orders to satisfactory completion.
11. Able to trouble shoot heating& air conditioning units, electrical, plumbing issues.
12. Able to install new plumbing fixtures (faucets, toilets, water heaters, etc.).
13. Reinstall new electrical fixtures (lighting, switches, outlets, etc.).
14. Minor appliance repairs (refrigerators, stoves, washing machines - dryers, etc.).
15. Perform any other related duties as required or assigned.
Skills, Abilities & Competencies:
Additionally, must be able to perform routine repairs involving air conditioning, electrical, appliances, plumbing and general mechanical work. Must be able to safely operate hand tools. Must have the physical dexterity to operate the man lift for exceptionally high areas. Must be able to negotiate the use of heavy ladders for access to rooftops to provide maintenance to A/C units and general rooftop repairs. Must have at least one year of certifiable experience including Universal Epa certification, 410 Cooling Class and others that may be necessary for advanced maintenance systems.
Education
Technical schooling preferred. Ability to read, write, perform simple arithmetic, and speak effectively. Must be able to follow written and oral instructions in English.
Initiative
Requires use of judgement to follow instructions and standard operating procedures. Routine duties involve various procedures.
Experience
One year’s experience in plant or residential maintenance desired.
Physical Demand
Moderate physical effort involves heavy lifting up to 80 pounds on an occasional basis, frequently lifting or moving average weight materials. Walking, standing, and stooping is required much of the time.
Mental Demand
The flow of work and type of duties require the normal mental and visual demand much of the time.
Safety/Others
Responsible for own work. Maintains direct contact with residents. Must be courteous, friendly, and helpful.
Working Conditions
May be exposed to the elements of weather (heat, cold, rain).
Hazards
May work in areas with high voltage, hazardous equipment and moving parts. Works on the roof at times. Serious injuries are improbable. Minor cuts, abrasions, burns and bruises may occur.
PHYSICAL DEMANDS
While performing the essential functions of this job, the employee is regularly required to stand, walk, sit, talk hear, and occasionally required to reach with hands and arms, stoop, kneel, and crouch. Employee must have excellent balance and be able to climb a ladder and walk around a roof. The employee must occasionally lift and/or move up to 30 pounds and be able to work at heights. Specific vision abilities required by the job include close, distance, and peripheral vision, depth perception and the ability to adjust focus as well as work on a computer for extended periods of time. The employee must be able to communicate verbally with other on the phone or in person.
