Experienced Commercial Roofing Estimator

Seeking an experienced Commercial Roofing Estimator to join our growing team. This position requires a knowledgeable estimator with hands-on experience estimating commercial roofing projects and the ability to accurately review plans, specifications, and bid documents from start to finish. THIS IS NOT A WORK FROM HOME JOB.

Key Responsibilities

• Analyze detailed construction drawings, roofing plans, specifications, and bid documents to determine complete project requirements.
• Perform accurate material and labor take-offs for commercial roofing projects.
• Estimate commercial roofing systems including TPO, EPDM, PVC, shingle, metal , coatings, and related sheet metal work.
• Quantify roofing materials, insulation, fasteners, flashing, sheet metal, equipment, and labor hours with a high level of accuracy.
• Calculate comprehensive project costs to prepare competitive and profitable bids.
• Review IFBs, RFQs, RFPs, and other bid documents to ensure all requirements are included.
• Review roof plans, details, elevations, specifications, and manufacturer requirements.
• Identify potential scope gaps, design discrepancies, project risks, and cost-saving opportunities during the estimating process.
• Solicit and review pricing from roofing manufacturers, suppliers, subcontractors, and equipment vendors.

Maintain current knowledge of commercial roofing material pricing and labor costs.

• Prepare clear and detailed proposals including scope of work, exclusions, alternates, and pricing.
• Attend pre-bid meetings, site visits, roof inspections, and project walkthroughs as required.
• Track bid dates, addenda, questions, and submission requirements to ensure bids are completed accurately and on time.
• Review requirements for prevailing wage, bonding, insurance, permits, manufacturer warranties, and other public/commercial bidding requirements when applicable.
• Assist with project handoff to project management and operations after a project is awarded.

Required Qualifications & Experience

• Minimum 5 years of commercial roofing estimating experience required.
• Strong knowledge of commercial roofing systems and installation methods.
• Proven experience performing commercial roofing take-offs and preparing complete cost estimates.
• Ability to read and interpret architectural drawings, roof plans, details, specifications, and construction documents.
• Strong understanding of roofing materials, insulation systems, flashing details, edge metal, penetrations, drainage, and related components.
• Knowledge of commercial roofing labor requirements and current material pricing.
• Strong mathematical, analytical, organizational, and problem-solving skills.
• Excellent attention to detail and ability to identify missing or conflicting information in plans and specifications.
• Ability to manage multiple bids and deadlines at the same time.
• Strong communication skills and ability to communicate with general contractors, property managers, architects, suppliers, manufacturers, and internal team members.
• Valid driver's license and reliable transportation.
• Must be willing to travel for pre-bid meetings, site visits, and bid opportunities, including travel 5 hours away when necessary.

We are looking for an experienced Commercial Roofing Estimator who understands that estimating goes beyond measuring roof areas. The right candidate will be able to thoroughly review specifications and drawings, understand roofing assemblies and manufacturer requirements, identify potential issues before bidding, and develop accurate estimates that are both competitive and profitable. THIS IS NOT A WORK FROM HOME JOB

Pay: $65,000.00 - $85,000.00 per year
