Project Manager

The Project Manager assumes ownership of custom dimensional-stone and architectural-material orders once awarded. This position manages the full post-award process, including project setup, technical and shop-drawing coordination, client communication, procurement, production scheduling, logistics, and delivery.

The Project Manager serves as the primary connection among clients, architects, contractors, drafters, suppliers, fabricators, installers, and logistics providers. The role requires expertise in dimensional stone, construction documents, shop drawings, fabrication requirements, and the logistical constraints associated with large commercial projects in dense urban environments.

Core responsibilities

  • Establish awarded projects, confirming scope, specifications, quantities, schedules, commercial requirements, and contractual deliverables.
  • Review project documentation, including architectural drawings, specifications, schedules, takeoffs, purchase orders, and field information.
  • Develop the project execution plan, identifying technical requirements, drawing milestones, procurement lead times, fabrication needs, and delivery constraints.
  • Schedule and coordinate drafting resources for shop drawings, revisions, approvals, and fabrication documents.
  • Provide technical direction during the shop-drawing process, including interpretation of design intent, stone characteristics, tolerances, anchoring interfaces, jointing, finishes, and fabrication limitations.
  • Serve as the primary client contact after award, providing clear updates and managing expectations, decisions, approvals, and changes.
  • Coordinate with architects, general contractors, subcontractors, installers, and consultants to resolve technical and scheduling issues.
  • Purchase stone and related materials, issue or manage purchase orders, verify quantities and specifications, and monitor supplier performance.
  • Coordinate samples and approvals, including stone selection, range samples, mockups, finishes, and quality standards.
  • Manage fabrication and production schedules to align with approved drawings and required installation dates.
  • Plan project logistics, including freight, packaging, sequencing, site access, crane or hoisting considerations, urban delivery restrictions, and just-in-time delivery requirements.
  • Track costs and project changes, identifying scope gaps, additional work, schedule impacts, and potential change orders.
  • Resolve problems proactively, including drawing conflicts, material availability, fabrication issues, damage, shipping delays, and field-condition discrepancies.
  • Maintain complete project records, including approvals, correspondence, drawings, purchase orders, shipping documents, and delivery confirmations.
  • Support project closeout, including final deliveries, replacement material, documentation, reconciliation, and outstanding client issues.

Role objective

Deliver complex, custom architectural-stone projects accurately, profitably, and on schedule from award through final delivery, while maintaining technical integrity and strong client relationships.

Qualifications

  • Significant experience with dimensional stone, architectural materials, fabrication, or specialty construction.
  • Strong understanding of architectural and shop drawings, specifications, dimensions, tolerances, and construction sequencing.
  • Experience managing large, custom commercial orders or specialty-material packages.
  • Familiarity with stone types, finishes, fabrication methods, anchoring or attachment considerations, packaging, and transportation.
  • Ability to coordinate multiple stakeholders and manage several technically complex projects simultaneously.
  • Strong client communication, organization, negotiation, and problem-solving skills.
  • Experience with purchasing, vendor management, scheduling, freight, and urban construction logistics.
  • Proficiency with project-management, ERP, document-control, and drawing-review software.
  • Ability to identify scope, cost, schedule, and constructability risks before they become field problems.

Pay: $62,000.00 - $78,650.00 per year
