Who We Are

At VENU, we understand that our success is built upon the dedication, expertise, and enthusiasm of our employees. Our commitment to delivering world-class guest experiences and maintaining the highest standards of quality sets us apart in an ever-evolving industry.

We seek to gather people in a comfortable setting to enjoy great company around delicious food and iconic music. We are in the process of expanding from a single operating venue to a multi-venue portfolio, with several projects in construction or pre-development at the same time.

We take our commitment to excellence and delivering the ultimate fan and artist experience very seriously and aim to express that driving purpose in every aspect of the venues and campuses we build across the country. As one of the most sought-after entertainment companies in the U.S., municipalities and state governments regularly solicit our offerings and support our initiatives. They know that VENU has the skill and capability to deliver world-class experiences with an unmatched level of quality and professionalism.

Who You Are

The Senior Project Manager supports the Construction & Development team in delivering new venue projects from site control through opening. The position carries responsibility for project schedules and budgets, coordination with general contractors and design teams, and tracking of the obligations created by economic development agreements, development partner deals, and vendor contracts.

This is an owner-side role. The Senior Project Manager does not replace the general contractor's project manager, but represents VENU's interests across the project team and holds all parties to committed dates and deliverables. Prior construction or pre-construction project management experience is preferred and will shorten the ramp period. Candidates with strong program management backgrounds in other industries who can manage complex multi-party projects on firm deadlines will also be considered.

What You Are Accountable For

Project Planning and Delivery

  • Develop and maintain integrated project schedules, critical path analyses, and milestone calendars for each assigned project.
  • Establish and run the project meeting cadence, including kickoff meetings, weekly workstream reviews, status reporting, and decision logs.
  • Identify risks early, quantify schedule and cost impact, and bring issues to resolution rather than escalating them without recommendation.
  • Maintain a single source of truth for project status across all departments and outside parties.

Public-Private Agreement Compliance

  • Build and maintain an obligations register for each market covering VENU’s commitments to the municipality or authority and the public partner’s commitments to VENU, including deadlines, conditions precedent, required evidence, and consequences of non-performance.
  • Track incentive and financing milestones, including economic development agreements, incentive district and reimbursement mechanics, land conveyance, infrastructure and parking obligations, event and operating covenants, and insurance and reporting requirements.
  • Prepare and submit certifications, draw packages, and compliance reporting required under those agreements, working with the finance, legal, and outside counsel teams.
  • Serve as the working-level contact with city staff, economic development offices, and authority representatives, and maintain records of correspondence, approvals, and commitments.

Development Deal and Partner Tracking

  • Track active transactions from letter of intent through definitive agreement and closing, including open items, responsible parties, target dates, and the critical path to signature.
  • Maintain diligence checklists and data room organization for markets in development.
  • Coordinate among internal leadership, outside counsel, brokers, and development partners to keep status consistent across all parties.
  • Convert executed agreements into active project plans so that contractual deliverables appear on a working schedule promptly after signature.

Construction and Capital Project Support

  • Work with the VP of Construction as the owner's day-to-day project manager with general contractors, architects, engineers, and owner's representatives.
  • Track budgets, change orders, procurement lead times, and long-lead FF&E against approved capital plans, and report variances with cause, cost impact, and available options.
  • Coordinate permitting, inspection, utility, and municipal milestones tied to project agreements.
  • Maintain document control for drawings, RFIs, submittals, change orders, and closeout packages.

Turnover to Operations

  • Manage the delivery side of the opening checklist, including systems commissioning, point-of-sale and ticketing infrastructure, back-of-house buildout, premium and suite delivery, punch list, and certificate of occupancy.
  • Coordinate with venue operations on readiness items under their ownership, such as staffing, licensing, and food and beverage, so that construction and operating dates are managed from one calendar.
  • Coordinate third-party partners in hospitality, concessions, ticketing, and technology so their deliverables align with the construction schedule.

Vendor Management and Reporting

  • Manage vendor onboarding, scopes of work, and deliverable tracking against executed agreements, and document performance for use at renewal.
  • Prepare project reporting for the President, executive leadership, and where applicable, lenders, municipal partners, and the board.

Required Qualifications

  • Bachelor's degree in construction management, engineering, business, real estate, or a related field, or equivalent work experience.
  • Six or more years managing complex, multi-stakeholder projects with firm deadlines and significant financial exposure.
  • Demonstrated ownership of project budgets and schedules on capital-intensive projects.
  • Ability to review a commercial agreement, identify the obligations and dates it creates, and build a tracking system around them.
  • Proficiency with project management software such as Microsoft Project, Smartsheet, Procore, or comparable platforms, and advanced Microsoft Excel skills.
  • Strong written and verbal communication skills, with the ability to work directly with executive leadership and external partners.
  • Ability to work effectively in a fast-paced public company environment with shifting priorities.
  • Valid driver's license and ability to travel as required.

Preferred Qualifications

  • Construction, development, or owner's representative project management experience on ground-up commercial, hospitality, stadium, or entertainment projects.
  • Experience in live entertainment, venue operations, hospitality, or large-format food and beverage.
  • Familiarity with public-private development structures, including economic development agreements, tax increment financing or municipal incentive districts, C-PACE and similar instruments, or grant and reimbursement compliance.
  • Direct experience working with municipal staff, economic development offices, or public authorities.
  • Transaction support experience managing closing checklists, diligence trackers, or condition precedent lists on real estate or development transactions.
  • PMP, CAPM, or comparable certification.
  • Experience building project controls and reporting processes in a growing organization.

First-Year Objectives

  • Within 90 days, deliver a consolidated view of all active projects and a complete obligations register for each executed public-private and development partner agreement.
  • Within six months, establish a consistent reporting cadence, with delivery and transaction milestones managed from a single calendar per market and no municipal or partner deliverable missed for lack of visibility.
  • Within twelve months, deliver a venue opening on schedule and on budget and document a repeatable process for the next market.

Work Environment

Work is performed in a combination of office and active construction site environments. Site visits require compliance with all applicable safety requirements and personal protective equipment. The position requires occasional work outside standard business hours during critical project phases and venue openings.

Equal Employment Opportunity

VENU complies with all laws prohibiting discrimination against employees and applicants based on race, color, religion, sex, sexual orientation, gender identity, gender expression, age, national origin, citizenship status, marital status, disability, genetic information, or veterans' status
