What are the responsibilities and job description for the Assistant Property Manager/Property Manager position at Venture 114 Property Management?
Venture 114 Property Management is a small Mom and Pop operation that feel we are too young at heart to call ourselves that. We manage a portfolio of our own properties and a small group of outside clients. We have a wealth of knowledge to share and support decisions of our one and only employee. We have the ability for an office setting or work from home capability.
Our company is looking for a highly motivated Assistant Property Manager or Licensed property manager to join our team. We have a flexible work environment and schedule, this can be office or home office based. Duties and requirements are below.
Job Duties:
1. Managing ALL calls to the business via Google Voice including being the single point of contact for all tenants, property owners and vendors.
2. Maintain strong resident and owner relations.
3. Facilitate all open vacancies which includes advertising the rentals, scheduling showings, showing the property, screening and approving the next new tenant.
4. Facilitate a new tenant move in from signing lease and setting up their tenant account.
5. Troubleshooting maintenance problems and scheduling the required vendor needed to do the repair.
6. Supervise maintenance requests and building repairs to make sure they are completed in a timely manner.
7. Schedule preventive maintenance.
8. May perform cleaning duties around property if needed.
9. Coordinate tenants move outs once a 30-day notice is received.
10. Maintaining all tenant and property owner files.
11. Track and send out lease renewals.
12. Manage two vacation rentals including correspondence with the guests, scheduling cleaning, and prepping for each guest.
Requirements:
1. Experience in management leasing, customer service or sales preferred.
2. Self-motivated and have the ability to work independently with professionalism.
3. Ability to work a flexible schedule as workdays and hours may vary.
4. Strong communication skills and the ability to interact with a wide range of people.
5. Computer skills, utilizing google drive, google calendar and property management software.
6. Organized, detail oriented and good time management skills.
7. Ability to perform physical functions including walking properties, showing apartments, walking stairs as our buildings do not have elevators.
8. Valid drivers licensed and a reliable vehicle.
Pay is $18 - $22 per hour depending on experience, profit sharing with growth of the business.
