Suhrco Residential has an immediate opening for a Part-Time Assistant Manager to join our team at Rivercroft Apartments, a 91-unit apartment community located in Bothell, WA.
Schedule: 24 hours a week, Wednesday, Friday and Saturday
The primary purpose of this position is to manage day-to-day leasing activities and foster positive relationships with both residents and prospective residents. Key responsibilities include maintaining the propertys appearance, ensuring vacant units are ready for occupancy, coordinating cleaning and repairs with the Community Manager and Maintenance Staff, and handling leasing activities in compliance with all applicable government programs. This role also requires adherence to Fair Housing and Landlord-Tenant laws and timely completion of all required paperwork and reports.

Minimum Qualifications:
- Minimum 1 year of experience in customer service, leasing, or assistant property management
- Positive, professional attitude with innovative problem-solving skills
- Proficiency with On-Site software and Microsoft Office Suite (Outlook, Word, Excel, PowerPoint)
- Excellent communication and interpersonal skills across all levels of management and residents
- Strong organizational and time-management skills with the ability to prioritize in a fast-paced environment
- Ability to handle confidential matters with discretion
- Capable of working independently and as part of a team
Key Responsibilities:
- Support the Community Manager in leasing, resident relations, marketing, and office operations
- Prepare correspondence, rental notices, and documentation accurately and on time
- Enforce lease agreements, serve notices, and assist with eviction processes when necessary
- Manage accounts receivable, collect and post rent, prepare bank deposits, and maintain accurate records
- Prepare financial, leasing, and occupancy reports as needed
- Process move-ins, move-outs, and lease renewals
- Lease apartments and conduct market research on competing properties
- Ensure compliance with Fair Housing, Equal Opportunity Employment, and Landlord-Tenant laws
- Act as the point of contact in the Community Managers absence
