Leasing Manager (Senior Leasing Consultant | Lease-Up Specialist)
Position Summary
The Leasing Expert is a high-impact sales driver responsible for generating traffic, closing leases, and fueling occupancy growth across multiple communities. This role is built for a seasoned leasing professional who thrives in lease-ups, excels at outreach and lead generation, and consistently delivers results through strong closing performance.
As a floating team member, the Leasing Expert provides support where it is needed most—bringing consistency, expertise, and immediate impact to communities in various stages of performance, including new developments, lease-ups, and stabilized assets needing additional support.
Key Responsibilities
Leasing & Sales Performance
· Lead leasing efforts across assigned communities, consistently achieving and exceeding occupancy and revenue goals
· Execute advanced sales techniques, including strategic follow-up, objection handling, and closing
· Manage the full leasing lifecycle (inquiry → tour → application → move-in)
· Deliver engaging, tailored tours that effectively showcase each community’s unique value
· Maintain strong awareness of pricing, availability, and local market trends
Lease-Up & Traffic Generation
· Play a key role in lease-up execution, including outreach marketing, event support, and partnership development
· Implement creative strategies to drive qualified traffic and increase conversions
· Evaluate competitor activity and adjust leasing tactics to remain competitive
· Assist in the execution of marketing initiatives and on-site events
Customer Experience
· Provide a best-in-class, hospitality-driven experience for prospects and residents
· Build strong relationships that drive resident satisfaction, retention, and referrals
· Ensure timely, professional communication aligned with brand standards
Operational Excellence
· Maintain accurate prospect and leasing data within property management systems
· Ensure compliance with Fair Housing laws and company policies
· Support lease file accuracy and audit readiness
· Assist with seamless move-in coordination
Leadership & Mentorship
· Act as a subject matter expert and role model for leasing best practices
· Support onboarding and training of new leasing team members
· Partner with community and regional leaders to identify performance opportunities
Floating Role Expectations
· Travel between multiple communities based on business needs
· Quickly adapt to different teams, assets, and market conditions
· Provide immediate leasing support in high-priority situations, including lease-ups, staffing gaps, or performance challenges
· Maintain consistent, high-quality leasing experience across all assigned locations
Schedule & Availability
· Weekend availability required
· Evening availability as needed to support resident events, marketing initiatives, and peak leasing traffic
· Flexible schedule based on community and business needs
Qualifications
· 3 years of leasing experience, with strong performance in lease-up or high-volume environments
· Proven ability to meet or exceed leasing and occupancy goals
· Strong closing skills and a customer-focused sales approach
· Experience with property management systems, preferably Entrata
· Excellent communication, organization, and time management skills
Preferred Qualifications
· Prior experience in a floating or multi-site support role
· Lease-up experience in new development or repositioned communities
· Experience supporting marketing events and outreach initiatives
Pay: $22.00 - $26.00 per hour
