What are the responsibilities and job description for the Maintenance Worker position at Venice Community Housing?
JOB DESCRIPTION:
The Maintenance Worker reports directly to the Director of Property Management and is part of a five-person team in the Maintenance Department.
ESSENTIAL FUNCTIONS:
- The Maintenance workers are to ensure that all maintenance repairs and unit turnovers are completed in a safe and timely manner and that all legal requirements are met.
- Ensures that all property repairs are performed according to all applicable building codes.
- Works with maintenance staff to implement building improvements beyond the scope of normal maintenance activities and implement annual capital improvement plans.
- Complete all paperwork (i.e., purchase receipts, work orders, inventory reports, etc.) daily or as the Supervisor requires.
- Monitor and maintain building budgets to minimize cost.
- Prioritize and perform property maintenance and repairs including, but not limited to, plastering, drywall installation, painting, plumbing, tiling, carpentry, HVAC equipment, electrical and appliance repairs.
- Maintains clean work areas in units and all areas of the properties.
- Lift, install, and remove appliances.
- In emergencies, be available before/after regular hours Monday-Friday and every 3 to 4 weekends for the maintenance emergency line and follow-up emergency procedures.
- Inspect building equipment per established specifications to ensure safe and reliable operation.
- Report to the Supervisor when maintenance cannot do work and needs to be referred to an outside contractor.
- Coordinate and monitor the progress of vendors or outside contractors who are completing repairs and upgrades.
- Purchase, pick up, and/or take delivery of supplies approved by Supervisor.
- Use proper safety equipment and follow safe work practices and procedures.
- Ability to manage maintenance tasks for 50-70 units, with additional units assigned as they come online.
- Ability to take on additional responsibilities and units as coverage for staff out on PTO, leave or during staffing vacancies.
- Other duties as assigned.
QUALIFICATIONS:
- At least five years of experience in building maintenance is required.
- General knowledge of carpentry, electrical, plumbing
- Must have knowledge and experience in the safe use and operation of hand tools, power tools, and testing equipment
- Be able to communicate effectively with people from diverse cultures and backgrounds.
- Effectively manage and solve practical problems and effectively handle situations with limited instructions.
- Must be computer literate
- Must have and maintain a valid California driver's license and auto insurance at all times and have the availability of an insured vehicle to travel within VCH’s properties.
- Some personal tools required
SALARY:
The starting annual salary range for the position is $50,000-$54,000, plus benefits including medical, dental, vision, life, long-term disability, Aflac, 403(b), vacation, sick time, 15 holidays, and 2 personal days. This is a full-time, non-exempt position.
PHYSICAL REQUIREMENTS:
- Be able to lift up to 60 lbs. and push up to 75 lbs.
- Ability to ascend/descend stairs, ladder, and step ladder.
- Must remain standing 60-70% of the time.
- Communicates accurately and frequently with tenants, vendors, and staff.
- Constantly operates hand tools and power tools.
- Must recognize odors, leaks, smoke, and fire.
- Frequently move inside and outside units, parking areas, buildings, storages, and small confined spaces.
- Required to have visual acuity to perform the following tasks: operating a motor vehicle, viewing a computer terminal, reading, inspecting repairs, and conducting inventory and unit inspections.
