Title Researcher (Entry-level)

Company Description Vanguard Research & Title Services is a leading provider of title research and title insurance support services in Central New York. We're hiring Title Researchers/Abstractors to research public records and build the title reports that protect homebuyers, lenders, and businesses in real estate transactions.

Role Description This role is ideal for someone who likes research, puzzles, and getting the details exactly right. You'll trace the ownership history of properties, find mortgages, liens, and judgments, and document what you find in clear, accurate reports. No title experience? That's fine. If you have strong reading, writing, and record-keeping skills from office, legal, or data-entry work, we'll train you on the rest.

What You'll Do

Public Records Research

• Search county clerk land records, court records, tax records, and other public

databases online and in person.

• Trace the chain of ownership for a property and identify mortgages, liens, judgments,

and other claims.

• Visit local county offices and courthouses as needed to pull and verify documents.

Reporting

• Review what you find for accuracy and completeness.

• Write clear, concise summaries of your findings for title reports.

• Make sure every report meets our quality standards and our customers' requirements.

• Organization & Teamwork

• Manage several assignments at once and meet deadlines as priorities shift.

• Keep research files organized, both digital and paper.

• Work with processors, examiners, and fellow abstractors to answer questions and

keep work moving.

Document Recording & eRecording

• Review real estate document recording packages (deeds, mortgages, and related

documents) for completeness, accuracy, and county requirements.

• Prepare and submit documents through online eRecording platforms.

• Track submissions, correct and resubmit rejected documents, and see each recording

through to completion.

• Work with branch teams to resolve recording questions or issues.

Organization & Teamwork

• Manage several assignments at once and meet deadlines as priorities shift.

• Keep research files organized, both digital and paper.

• Work with processors, examiners, and fellow abstractors to answer questions and

keep work moving.

What You Bring

Required

High school diploma or GED and 2–3 years of experience in a professional office

environment OR Associate's degree with 1–2 years of office experience

• Strong attention to detail and the ability to catch errors in spelling, grammar, and

formatting

• Excellent reading comprehension and command of written English

• Clear written and verbal communication skills

• Ability to work independently and stay organized under deadlines

• Comfort with word processing and with digital and paper filing systems

Preferred

• Experience in data entry, records management, document processing, or legal

support

• Experience in title research, real estate, or a law office

• Familiarity with county clerk systems, court databases, or other public record tools
