Commercial office building has an immediate opening for a dedicated Lead Engineer for a 316,167 SF Class A office building in Arlington, VA.

Position Title: Lead Engineer

Job Status: Non-exempt, Full - Time position

The Objective of the position: Maintain the integrity of all building systems, operate the building in an efficient manner, and perform a variety of tenant services while cultivating positive tenant relations per Vanderbilt Office Properties' established operational and safety procedures. Professionalism and customer service are a must, along with working in a team environment.

Supervision Received: This position will report directly to the Chief Engineer.

Supervisory Responsibilities: Ability to supervise and coordinate maintenance staff, vendors, and contractors. Ensure contracts and projects are completed on time.

Job Summary: A successful candidate will utilize advanced skills to perform complex preventive maintenance and corrective repairs of building systems and equipment. The Lead Engineer will monitor building system operations and performance and will utilize several trade skills and knowledge, including plumbing, electrical, heating and cooling, fire and life safety systems, painting, and roofing We are seeking a professional who can take the initiative and help anticipate potential problems before they arise. The ideal candidate will demonstrate effective written and oral communication skills when interacting with tenants, visitors, contractors, and vendors.

Essential Functions:

Detailed tasks, duties, and responsibilities that must be performed:

• Maintain the property in a first-class condition. Regularly inspect all areas of the site/building, communicate deficiencies and suggestions for improvements, and take initiative to correct as appropriate.
• Strong focus on operating, maintaining, troubleshooting, and repairing facility equipment on all systems.
• Control the daily operation of all mechanical equipment in the physical plant and building.
• Inspect building systems, including fire and life safety, HVAC, electrical, and plumbing, to ensure equipment operation is within design capabilities.
• Equipment maintenance will include cleaning, inspecting, calibrating, and replacing parts to ensure HVAC systems and associated equipment operate at optimal performance levels.
• Knowledge of maintenance and operation of building automation, water treatment, and fire life safety systems.
• Communicate with the Chief Engineer and Property Management about any work that requires outside expert assistance.
• Receive and respond to tenant reports of mechanical or maintenance issues.
• Work with the tools and supplies necessary to complete projects.
• Maintain corporate safety procedures at all times and comply with access control regulations.
• Respond quickly to emergencies, including evacuating buildings and summoning additional assistance as needed.
• Monitor utilities, electricity, and water. Read meters and update tracking spreadsheets.
• Maintain fire, carbon monoxide, smoke, and other safety systems within the structure to ensure optimal safety.
• Calibrate instruments and tools required for job responsibilities.
• Update tenant requests and PM work orders as they are completed.
• Monitor lighting systems.
• Inventory and replenish supplies for all building systems and equipment.
• Prioritize problems and activities.
• Track work and save relevant reports and information in accordance with VOP policies.
• Perform other duties as assigned.

Qualifications & Skills

The knowledge, skills, and abilities to perform the job

• High school diploma/GED required. An Associate's Degree (AA) or equivalent from a two-year college or technical school is a plus. Or equivalent combination of education and experience.
• Universal CFC certification is required.
• 4 years of building maintenance experience.
• Excellent written and verbal communication skills. Strong organizational and analytical skills.
• Ability to effectively present information.
• Ability to work evenings and weekends as required.
• Must have the ability to climb heights, lift to 60 lbs., and climb onto ladders.
• Customer service oriented.
• Detailed, accurate, energetic, and a self-starter.
• Computer literacy, including work order systems, Microsoft Office, and Dropbox.

Working conditions

Shift hours and overtime requirements. Respond to after-hours emergency service calls.
