The Estimator is responsible for managing construction estimates from beginning to end, including reviewing bid documents, performing quantity takeoffs, preparing cost estimates, coordinating with internal teams, and communicating with clients, engineers, vendors, subcontractors, and project stakeholders. This role works closely with estimating leadership, project management, business development, construction operations, and external partners to ensure accurate, competitive, and complete proposals. The position reports to management within the estimating department and may oversee an existing estimating assistant.
Duties and Responsibilities
- Manage estimates from initial opportunity review through final proposal submission.
- Work closely with estimators, business development managers, project managers, construction managers, engineers, architects, owners, contractors, subcontractors, and vendors to understand project scope, changes, RFIs, and cost impacts.
- Review requests for proposals, drawings, specifications, amendments, addenda, and other bid documentation to determine scope of work, materials, labor, schedule requirements, and pricing strategy.
- Perform quantity takeoffs for waterproofing, masonry restoration, concrete repair, façade restoration, and related scopes of work.
- Attend pre-bid meetings, site walks, and client meetings as needed.
- Prepare detailed estimates, proposals, bid forms, clarifications, exclusions, and supporting documentation.
- Provide detailed information to management and peer review teams during estimate review and proposal finalization.
- Consult with clients, vendors, subcontractors, and construction team members to formulate estimates, confirm pricing, and resolve scope or cost-related issues.
- Coordinate with project managers and construction teams to develop crew sizes, production rates, schedules, and installation methods.
- Maintain and update cost databases, including labor, material, equipment, subcontractor, direct cost, and indirect cost information.
- Compare estimated costs to actual project performance to improve future estimating accuracy.
- Maintain the integrity of the company’s directory of manufacturers, suppliers, contractors, and subcontractors.
- Coordinate internal and external resources to support timely workflow and proposal deadlines.
- Manage communication between upper management and estimating staff regarding active estimates, bid opportunities, deadlines, and proposal status.
- Support and promote company safety standards and best practices.
- Delegate tasks to estimating support staff when appropriate.
- Perform other duties as assigned.
Required Skills and Abilities
- Experience estimating waterproofing, masonry, concrete repair, façade restoration, or building envelope restoration projects preferred.
- Strong understanding of construction drawings, specifications, scopes of work, addenda, RFIs, and proposal requirements.
- Familiarity with construction procurement, contract award, subcontractor buyout, and industry-standard contract documents, including AIA documents and exhibits.
- Knowledge of accepted industry practices, materials, techniques, and general code requirements.
- Ability to perform accurate quantity takeoffs and develop detailed labor, material, equipment, and subcontractor estimates.
- Strong attention to detail and ability to work under strict deadlines.
- Excellent organizational, communication, interpersonal, and customer service skills.
- Ability to prioritize tasks, manage multiple estimates at once, and delegate work when appropriate.
- Ability to work well in a fast-paced and sometimes stressful environment.
- Proficiency with Microsoft Office Suite and related estimating or construction software.
Education and Experience
- Bachelor’s degree in Construction Management, Engineering, Business, Sales, Marketing, or a related field preferred; or equivalent industry experience.
- Minimum of five years of related estimating, construction, restoration, waterproofing, or building envelope experience preferred.
- Direct experience with waterproofing, masonry restoration, concrete repair, façade restoration, or exterior building restoration is strongly preferred.
Physical Requirements
- Prolonged periods of sitting at a desk and working on a computer.
- Must be able to lift up to 15 pounds at times.
- Must be able to travel to project sites, pre-bid meetings, client meetings, and company offices as required.
