Overview
We are seeking a dynamic and proactive Facility Manager to oversee the daily operations and maintenance of our the Marshals Museum building & grounds. This role is essential in ensuring that all facilities operate smoothly, safely, and efficiently, providing an optimal environment for staff, volunteers and the general public. The ideal candidate will demonstrate exceptional organizational skills, a strong understanding of property management systems, and a passion for delivering outstanding customer service. Your leadership will drive the upkeep of our facilities while ensuring compliance with all relevant regulations and standards.
Duties
- Manage and coordinate all aspects of property maintenance, repairs, cleanliness, and vendor relationships.
- · Develop and implement preventative maintenance schedules for Museum building systems, equipment, and infrastructure.
- Perform routine maintenance and minor repairs for building systems and equipment, including HVAC, plumbing, lighting, and related facility components.
- Hire, train, work with, and supervise staff in the areas of building, grounds, and janitorial maintenance, as well as support event or Experience set-up and take-down needs.
- Keep all department staff aware of any policy or procedure changes.
- Supervise the care and condition of all areas of the Museum site, including landscaping, trees, hardscapes, exterior features, and signage.
- Interview, select, and supervise third-party vendors for groundskeeping, janitorial, and specialized maintenance services.
- Coordinate with senior leadership to develop an annual budget for building systems, grounds, and facility maintenance.
- Coordinate and ensure annual state-required inspections, building systems checks, and related compliance reviews are completed and reported in a timely manner.
- Develop and maintain schedules for annual and semi-annual pest and weed control, landscaping care, and seasonal site refurbishing.
- Develop and implement routine grounds maintenance practices, including daily walks around the exterior of the building to assess landscaping, building appearance, and cleanliness of the site.
- Develop and implement routine janitorial maintenance schedules, including daily, weekly, and monthly cleaning standards.
- Attend regular meetings with other departments to determine schedules for event set-up and take-down, janitorial services, and facility-related equipment demands.
- Oversee installation, relocation, or removal of equipment, furniture, and facility-related assets.
- Coordinate with the Director of Sales & Community Engagement regarding vendor delivery and pick-up of event rental supplies.
- Develop vendor relationships for general supplies and order and maintain sufficient inventory of restroom, breakroom, janitorial, and groundskeeping supplies.
- Provide leadership in the event of any natural or man-made disaster or emergency impacting the building, grounds, or facility operations.
- Conduct daily facility checks for the building and grounds, ensuring systems are functioning properly and conditions remain appropriate for guests and Museum staff.
- Supervise and participate, as necessary, in timely response to spills, breakage, equipment issues, and other facility concerns to protect the building environment and guest experience.
- Prepare and implement inclement weather action plans as needed.
- Must be able to work some evenings and weekends and be available on-call for facility emergencies.
MINIMUM QUALIFICATIONS
· Education sufficient to understand and follow basic instructions, both verbal and written. Preferred high school diploma or equivalent.
· Ability to read, write and speak fluently in the English language.
· Combination of formal education, hands-on training, and job experience that provides the ability to perform the responsibilities and duties described.
· Minimum 4 years’ experience in building systems, facility, or equipment maintenance.
LICENSURE
· Valid driver’s license, clean driving record, and Arkansas State minimum auto insurance coverage.
KNOWLEDGE, SKILLS, AND ABILITIES\

· Basic skills with computer software, specifically Windows-based programs including but not limited to Microsoft Outlook, Word, and Excel, and the ability to adapt to Museum-specific software.

· Working knowledge of the following trades: carpentry, plumbing, painting, HVAC, and generator preventative maintenance.
· Working knowledge of a variety of hand tools and power tools.
· Ability to work with vendors and negotiate contracts for service, repair, and maintenance.
· Problem-solving abilities sufficient to troubleshoot equipment and building systems issues.
· Physical and mental fitness to respond to emergency situations.
· Proven ability to meet deadlines, prioritize job responsibilities, and manage multiple projects simultaneously in a fast-paced environment.
· Ability to work independently and with little supervision or guidance, while also being a collaborative team player.
PHYSICAL DEMANDS AND WORK ENVIRONMENT

· Physical Demands: This position requires the physical demands of standing, sitting, bending, stretching, reaching, walking and lifting/moving up to 50 pounds; use of hands to finger, ability to feel and tool control. Vision abilities to include close vision. This job also requires the use of a computer which will be placed somewhere in the employee's workspace. The employee must have the necessary keyboard and computer mouse skills as well as the ability to read a color monitor. Physical demands also include proofing correspondence, materials, and proposals.
· Work Environment: Work will be performed indoors and outdoors; in public and office spaces and construction areas. Work environment includes the possibility of exposure to hazardous materials or substances and biological substances. The employee is exposed to weather conditions prevalent at the time. Due to the occasional use of power tools, the noise level in the work environment can reach levels requiring ear protection.
