One of our Urrly clients is in search of an experienced Property Manager to join a dedicated onsite team. In this role, you will play a critical role in overseeing and managing a diverse portfolio of commercial office, retail, and industrial properties. You will ensure the seamless operation of these properties, provide top-notch tenant services, and contribute to their continued growth and success.
Key Responsibilities:
- Property Management: Manage and oversee the daily operations of a portfolio of properties, ensuring they are well-maintained, safe, and in compliance with local regulations and company standards.
- Tenant Relations: Foster positive tenant relations by addressing inquiries, resolving issues, and providing exceptional customer service to ensure tenant satisfaction.
- Lease Administration: Administer lease agreements, including rent collection, lease renewals, and lease negotiations as needed.
- Budgeting and Financial Management: Develop and manage property budgets, control expenses, and maximize revenue by identifying opportunities for cost savings and revenue growth.
- Maintenance and Repairs: Coordinate maintenance and repairs, ensuring timely and cost-effective resolution of issues while working with external vendors and contractors.
- Property Inspections: Conduct regular property inspections to assess conditions, identify necessary repairs or improvements, and maintain compliance with safety and environmental standards.
- Reporting: Prepare and submit regular reports to the senior management team, providing updates on property performance, financials, and operational status.
- Compliance: Stay up-to-date with local regulations and industry best practices, ensuring properties are compliant with all relevant laws and codes.
- Team Collaboration: Collaborate with colleagues across various departments, such as leasing, construction, and asset management, to achieve overall property and portfolio objectives.
Qualifications:
- Bachelor's degree in Real Estate, Business, or related field (preferred).
- 3 years of proven experience in commercial property management.
- Excellent communication, negotiation, and interpersonal skills.
- Strong financial acumen and experience with budgeting and financial reporting.
- Proficiency in property management software and Microsoft Office Suite.
- Familiarity with local real estate regulations and compliance.
- Exceptional problem-solving and organizational abilities.
- Self-motivated, proactive, and able to work independently.
