Urban Complex GC, LLC is seeking a CONSTRUCTION CONTACT MANAGER MUST HAVE minimum 3 years of construction industry experience. Must live in Arizona.
Responsibilities include but are not limited to:
The Contract Manager plays a critical role for our organization as they assist the Contract Manager in managing and overseeing contracts throughout their lifecycle. Serving as the liaison between companies, employees, customers, vendors, and subcontractors means contract managers serve as the main facilitators for negotiations, recommendations, record keeping, monitoring, and change management. They are responsible for coordinating every aspect of the project from reviewing and approving contract terms to coordinating deadlines, approving budgets and more. The contract manager should have excellent organizational skills and keep thorough records of all documents that an organization has, even after a contract is seen through to execution which is essential for efficiency and compliance.
Responsibilities include but are not limited to:
- Working closely with the Contract Manager, Project Managers and Estimators with bids, proposals, and contract negotiations along with pricing of materials.
- Verifying and approving all subcontractors for projects.
- Working with Project Mangers to create the project Playbook.
- Working with clients to understand and apply their requirements.
- Liaising with financial staff, sub-contractors, legal teams and client’s representatives.
- May assist with set up new clients and newly approved contracts to accounting software.
- May assist with creating templates according to contract specifications for invoicing purposes.
- Creates invoicing schedule for Accounts Receivable department according to contract specifications.
- Entering change orders into accounting system as they are approved.
- Managing schedules, deadlines and approving budgets for each project.
- Working with payroll department to verify field payroll to verify correct job cost coding.
- Verifying and approving all bids before sent out to clients for pricing.
- Requesting COIs for new contracts, as needed.
- Verifying sales tax rates when contracts are signed.
- Monitoring sales tax changes for the life of the contract and requesting change orders for changes in rates.
- Working with Accounts Payable Department for contractual releases/lien releases.
- Filing liens as needed for noncompliant customers according to contract specifications.
- Working with customers portals/platforms to ensure compliance.
- Monitoring the performance of the contract and budget.
- Coordinating with customers with issues and differences between contract and actual work performed.
- Acting as main point of contact for customers and project managers/estimators.
- Attending site and virtual meetings as needed.
- Overseeing invoicing during and at the end of the project.
Qualifications:
- Prefer not required a degree in Construction Management, and/or up to 3 years of experience in the field of construction contract management.
- Knowledge of multi-family housing and renovation construction a plus.
- Demonstrate a solid understanding of legal terminology.
- Comfortable working as part of a multidimensional team.
- Exemplify a strong attention to detail.
- Possesses superior organizational skills and the ability to manage multiple projects with shifting deadlines.
- Must have strong computer skills and knowledge of common programs such as Microsoft Office and Construction Estimating and/or Construction Accounting Software systems. Prefer experience with Sage 100 Contractor or similar.
- Previous experience working in the construction field with contract regulations is strongly preferred.
- Must possess excellent written and oral communication skills.
- Capable of professionally managing confidential information.
- Exemplify creative problem-solving abilities.
