Key Responsibilities:
- Own and drive the full estimating function for ground-up commercial construction projects from concept through final bid.
- Develop high-quality conceptual and detailed estimates that directly support deal strategy, underwriting, and execution
- Perform precise, end-to-end take-offs across materials, labor, equipment, and subcontractor scopes
- Lead and manage the RFP/RFQ and bid process, including development of comprehensive bid packages
- Strategically solicit, evaluate, and level subcontractor bids to ensure scope completeness, competitiveness, and cost accuracy
- Partner cross-functionally with development, construction, and leadership teams to influence project outcomes
- Proactively identify scope gaps, cost risks, and value engineering opportunities to optimize project performance
- Build and maintain budgets and cost models that drive informed investment decisions and margin protection
- Analyze drawings, specifications, and project documentation to deliver accurate, fully scoped estimates
- Participate in site visits and key project meetings to stay closely aligned with execution and field realities
- Ensure all estimates align with project timelines, scope requirements, and contractual obligations
- Continuously improve estimating processes by leveraging industry best practices and emerging technologies
Qualifications:
- Bachelor’s Degree in Construction Management, Civil Engineering, Architecture, or related field
- 5–10 years of progressive estimating experience within commercial general contracting
- Demonstrated ability to estimate full project scope, including site, structural, MEP, and interior finishes
- Strong capability in developing both conceptual budgets and highly detailed, construction-ready estimates
- Hands-on experience leading subcontractor bid solicitation, leveling, and scope negotiations
- Advanced proficiency in estimating and construction software such as Planswift, Bluebeam, Procore, OST, Sage, ProEst, or WinEst
Salary : $100,000 - $140,000
