Upkeep is a locally owned and growing property maintenance company serving the greater Nashville area. We operate with a stewardship mindset — treating every property like it's our own. What You'll Do

As a Residential Property Maintenance Technician, you'll be the boots on the ground keeping occupied rental units in top shape. Your day-to-day will include responding to work orders, diagnosing issues on-site, and completing repairs across a range of trades. Specifically, you'll:

• Perform general maintenance including drywall patching, fixture replacements, minor carpentry, and appliance troubleshooting
• Handle basic plumbing and electrical repairs such as leaks, clogs, outlet and switch issues, and fixture installations
• Complete make-ready unit turns — painting, cleaning, patching, and prepping units for new tenants
• Communicate job status and parts or material needs through Housecall Pro
• Manage your own daily route and schedule efficiently across multiple properties
• Maintain a professional appearance and leave every work area clean — you're working in people's homes

This is primarily independent work. You'll handle jobs start to finish, coordinating with the operations team or other techs on larger projects as needed.

What We're Looking For

• 2–3 years of hands-on maintenance or trade experience (residential property maintenance preferred, but construction, remodeling, or service trade backgrounds count)
• General handyman proficiency across drywall, painting, basic carpentry, fixture installs, and appliance troubleshooting
• Hands-on experience in at least one trade area (plumbing or electrical perferred)
• Valid driver's license, auto insurance, and a reliable personal vehicle
• Your own basic hand and power tools
• Strong problem-solving skills and the ability to multitask across job types
• Excellent communication skills with tenants and property managers
• Self-motivated, reliable, and punctual — these are non-negotiable in field service
• Professional demeanor when entering occupied homes
• Must be able to lift 50 lbs regularly, climb ladders, work in outdoor conditions (heat, cold, rain), and perform tasks that involve standing, bending, kneeling, and working in tight spaces for extended periods
• Must pass a background check and drug screening prior to hire (required due to work in occupied residential units)

Preferred but not required: EPA 608 certification, state journeyman license in a trade, OSHA 10, formal trade school training, or experience with property maintenance software like Housecall Pro.

What We Offer

• $25–$30/hr based on experience and skill level
• Full-time schedule, Monday through Friday, 8:00 AM – 5:00 PM
