Job Title: Maintenance Technician – Apartment Community
Job Overview:
The Maintenance Technician is responsible for maintaining the overall physical condition and appearance of the apartment community to ensure a safe, comfortable, and well-functioning living environment for residents. This includes performing routine maintenance, repairs, preventive maintenance, and assisting in apartment turnovers. The ideal candidate will have strong technical skills, a customer-service mindset, and the ability to work independently while prioritizing multiple tasks.
Key Responsibilities:
- Perform daily maintenance requests including plumbing, electrical, HVAC, carpentry, painting, and appliance repairs.
- Complete work orders promptly and accurately while maintaining high-quality standards.
- Conduct preventive maintenance on mechanical systems, equipment, and community areas.
- Prepare vacant units for new residents, including cleaning, painting, and making necessary repairs.
- Assist in maintaining the grounds, common areas, and community amenities to ensure cleanliness and curb appeal.
- Respond to emergency maintenance calls during and after business hours as scheduled (on-call rotation required).
- Inspect buildings and units regularly to identify potential safety hazards or maintenance needs.
- Maintain an organized inventory of maintenance supplies, tools, and equipment.
- Collaborate with property management and vendors to complete larger repair projects efficiently.
- Ensure all work complies with property standards, OSHA safety requirements, and local building codes.
Required Skills and Qualifications:
- High school diploma or GED required; technical or vocational training preferred.
- Minimum of 2 years of maintenance experience in a residential, apartment, or commercial setting.
- Working knowledge of basic building systems, including electrical, plumbing, HVAC, carpentry, and appliance repair.
- HVAC certification (EPA Type I or II) strongly preferred.
- Ability to operate hand tools, power tools, and maintenance equipment safely.
- Strong troubleshooting and problem-solving skills.
- Excellent communication and customer service skills when interacting with residents and staff.
- Ability to lift up to 50 lbs., climb ladders, and perform physical work in various weather conditions.
- Reliable transportation and valid driver’s license required.
- Must be available for rotating on-call schedule, nights, weekends, and emergencies as needed.
Job Type: Full-time
Pay: $20.00 - $24.00 per hour
