You’ll lead a small maintenance team, oversee repairs, manage work orders, and ensure apartments and common areas are always in top shape. What You’ll Do
- Lead and train maintenance staff to ensure coverage and efficiency
- Schedule and complete work orders promptly, responding to resident requests within 24 hours
- Inspect apartments, common areas, and grounds to maintain a clean, safe, and well-functioning community
- Oversee make-ready preparations, move-ins, and move-outs
- Manage maintenance inventory, supplies, and vendor relationships
- Ensure compliance with safety regulations (OSHA, EPA) and maintain proper logs
- Provide on-call support as needed and help the team handle emergency situations
- Participate in daily, weekly, and monthly planning to stay ahead of property needs
- 2-3 years hands-on maintenance experience, including HVAC, plumbing, electrical, and general construction
- Prior supervisory or leadership experience preferred
- Strong organizational, communication, and customer service skills
- HVAC certification required
- Ability to work weekends, overtime, and climb ladders or lift heavy objects as needed
- Basic computer skills for work order management and reporting
- Must have your own tools
- Associate degree or equivalent combination of education and experience
- Experience maintaining mechanical systems and performing repairs
- Lead a small, skilled team in a fast-paced environment
- Hands-on role with plenty of variety and problem-solving
