Industrial HVAC Specialist

Position Summary:   Responsible to maintain, and repair, Boiler/Chiller, cooling towers, plumbing systems, low pressure steam systems. This role supports campus wide building maintenance, responds to weather related incidents, and utilizes building automation systems such as Metasys and Automated Logic. The technician must work independently and participate in an on-call rotation.

Essential Job Functions:        

  1. Install, maintain, and repair residential and commercial plumbing and HVAC equipment consistent with plumbing mechanical and electrical codes. 
  2. Perform routine maintenance on All types of HVAC equipment to include Boilers, Chillers, and Cooling Towers. 
  3. Strong knowledge of BAS/EMS (building automation systems/Energy Management systems) preferred. Note: Unity's current system: Metasys/Automated Logic. 
  4. Ownership of Preventive Maintenance program associated within assigned area. 
  5. Prioritize and meet all work order requests in a timely and effective manner. 
  6. Recognize and report hazardous conditions requiring immediate action. 
  7. Coordinate assigned work orders with other departments, on ground residents, guests and employees. 
  8. Proven ability to work with minimal supervision and demonstrate self-motivation. 
  9. Adhere to all company policies and procedures including all safety guidelines, including compliance with regulations regarding the handling and disposal of hazardous materials. 
  10. After hours/weekends and on-call rotation responsibilities to meet the demands of Maintenance department. 
  11. Utilize electronic time management system to input time and attendance for self. 

Non-Essential Job Functions:

  1. Assist other maintenance personnel as needed for the completion of work orders. 
  2. Demonstrate customers service skills with each department interaction and work order requests. 
  3. Assist in Campus snow removal, as required. 
  4. In conjunction with the Supervisor and Director, estimate and give recommendations on all building systems for repair costs and projects. 
  5. Self-starter, motivated, and ability to work and function with little supervision at times. 
Qualifications:

Education:

  • Minimum high school diploma or GED equivalent.                                       
  • Vocational or technical school in heating, ventilating, air conditioning strongly preferred.

Certificates & Licenses:

  • Current Refrigeration Transition and Recovery Universal Certification covering Type 1, Type ll, and Type lll equipment.
  • Boiler certification or acquired within the first-year employment date.
  • Water Treatment Certification or acquired within two years of employment date.
  • Valid Driver’s license

Experience:    

  1. Minimum of 5 years' experience in the Industrial mechanical, electrical and plumbing trades. 
  2. Ability to repair and replace pumps, motors, and HVAC equipment.  
  3. Minimum of 5 years' in demonstrating the ability to troubleshoot and identify the correct and most cost-effective solutions.  
  4. Chiller and low-pressure steam experience preferred.
  5. Proven experience Interpersonal and communication skills to effectively interact with all levels within the organization.  
  6. Work with Excel & Microsoft programs

Computer Skills:   Minimum basic end user of a keyboard, capable of data entry/inputting information in the electronic time management system.

  • Able to acquire and apply knowledge, skills and experience to accomplish results.
  • Able to demonstrate commitment to the position and accepts responsibility for personal actions.
  • Ability to safely use hand tools and power tools.
  • Ability to lift up to 50 pounds regularly.

Work Environment:      1400 Acre Outside/Inside Campus Setting:  Student buildings & rooms, Hotel & motel rooms, Cafeteria, Office buildings, Class rooms, Computer data center, outdoor trenching and digging for direct burial power cables.
