We have an immediate need for full – time Assistant Maintenance Manager to join our Parkstead Community, United Group's professionally managed multi – family communities located in Watertown, NY. To learn more information about our Parkstead properties, please visit: https://www.liveatparkstead.com
- Assesses and prioritizes all work to be performed on assigned sites to include maintaining inventory of equipment, tools, and work materials and establishes and completes daily work schedules for maintenance duties and ensures quality of work duties performed.
- Completes maintenance work orders as assigned.
- Paints, cleans, completes maintenance items, and all other items required for the completion of the unit under renovation.
- Performs necessary maintenance relating to both the exterior and interiors of all buildings of the property assigned.
- Performs all phases of snow removal and maintains all appropriate equipment.
- Make recommendations for supplies, materials, and equipment orders when needed.
- Notifies Property Manager or Maintenance Project Manager of all problems and potential issues of concern and maintains working knowledge of all utility sources and supply lines.
- Completes regular inspections of the assigned property and handles all emergency situations that may arise and communicate all details of the incident to the Property Manager and the Maintenance Project Manager.
- Establish and maintains preventative maintenance items and consults with the Property Manager to maintain the property within the guidelines of the budget.
- Performs annual maintenance inspections and schedules of service on all equipment and site-specific property facilities, i.e., lift stations, fitness centers, maintenance shops. Schedules emergency service as needed.
- Provide project updates on a consistent basis to Maintenance Project Manager about strategy, adjustments, and progress.
- Utilize industry best practices, techniques, and standards throughout entire project execution.
- Enforce all health and safety rules and regulations according to state/federal laws and company protocols.
- Must be able to travel to other properties in the company to render assistance as needed. Travel may extend up to a week(s) at a time.
- Will be available for on-call as necessary.
- Maintains a professional and courteous manner with all residents, vendors, contractors, and fellow employees.
- Special projects and other responsibilities as directed.
Physical Expectations Work Environment
- Must be able to stand/walk for 8 to 10 hours.
- Frequent body movements including ability to lift up to 50 pounds, bend, stoop, squat, reach, push, and pull.
- Ability to work indoors and outdoors during various weather conditions.
- Frequently may be exposed to outdoor spaces, service areas, or other environments which will, by their nature, have variances in air quality, temperature, walking surfaces, lighting, and other physical aspects.
- Potential exposure to substances such as paints, cleaning agents, chemicals, etc. which may be considered irritants.

Job Overview Requirements
- Job Type: Assistant Maintenance Manager, Non – Exempt $25 per hour
- Work Hours: Full – Time; Monday – Friday, 8:00am – 4:30pm (evening and weekend hours as needed for after hour maintenance emergencies.)
- Physical Requirements: preventative maintenance, safety, and related
- Required Education: High School Education and/or related experience.
- Required Experience: 5 years of maintenance experience, preferably within property management. Working knowledge of various trades such as electrical, plumbing, HVAC, carpentry and heating systems. Experience utilizing CRM platforms such as Entrata and Microsoft Office Products (Outlook, Word, Excel etc.).
- Qualities: Demonstrates integrity on a personal and professional level; Ability to solve problems involving maintenance, safety, and challenging situations
