Job Description: Licensed Community Association Manager (LCAM)
Position Type: 1099 Independent Contractor
Location: Hybrid in Hillsborough, Pinellas, Manatee and Polk Counties
Position Overview
We are seeking a highly professional, self-motivated, and Florida-licensed Community Association Manager (LCAM) to serve as the primary liaison between the Board of Directors and the residents. As a 1099 contractor, you will be responsible for the day-to-day operations, financial integrity, and statutory compliance of the association. The ideal candidate possesses deep knowledge of Florida Statutes and a commitment to upholding fiduciary duties while maintaining a harmonious community environment.
Key Responsibilities
1. Board & Resident Relations
· Act as the primary point of contact and liaison between the Board of Directors and homeowners.
· Foster transparent communication and provide timely responses to resident inquiries.
· Honor private communications and maintain strict confidentiality regarding sensitive association matters.
• Serve as primary of contact for all resident, community and vendor related matters.
2. Meeting Management & Leadership
· Lead, host, and facilitate all Board Meetings, Annual Meetings, and Special Assessment Meetings.
· Prepare and distribute meeting notices, agendas, and proxy materials in accordance with Florida law.
· Ensure accurate recording and filing of meeting minutes.
3. Financial Oversight & Record Keeping
· Maintain comprehensive and organized financial records for the association.
· Prepare and present monthly financial reports, including balance sheets and income statements.
· Assist the Board in budget preparation and the management of reserve funds.
· Oversee the collection of assessments and coordinate with legal counsel on delinquency matters.
4. Vendor & Property Management
· Solicit, review, and negotiate bids for community services and maintenance projects.
· Manage vendor relationships, ensuring all contractors are licensed, insured, and performing to contract specifications.
· Conduct regular property inspections to ensure community standards are upheld.
5. Compliance & Fiduciary Duty
· Ensure the association remains in strict compliance with its Governing Documents (Declaration, Bylaws, and Articles of Incorporation).
· Adhere to all fiduciary regulations, putting the interests of the association above personal or 3rd party gains.
· Maintain expert-level knowledge and application of Florida Statutes Chapter 718 (Condominiums) and Chapter 720 (HOAs).
Qualifications & Requirements
· Licensure: Must hold a valid, active Florida Community Association Manager (LCAM) license or be willing to obtain license within 90 days of employment.
· Experience: Minimum of 2 years of experience in Florida community management, Hospitality Industry or Property Management.
· Skills: Strong financial literacy and experience with association residential software preferred.
Excellent communication, public speaking and conflict-resolution skills.
Exceptional time management, organizational skills and attention to detail.
· Status: Must be able to operate as an independent 1099 contractor (providing own insurance, computer equipment, and reliable transportation).
Physical & Schedule Requirements
· Availability to attend evening board meetings and occasional weekend annual meetings.
· Ability to perform on-site inspections in varying Florida weather conditions.
