Opportunity Overview

Unique Builders & Development is expanding its pipeline of luxury residential projects. We are seeking established, fully insured, and bonded General Contractors to execute custom home builds and complete home renovations as independent construction partners under a formal Master Subcontractor Agreement.

If you are a licensed GC with a proven track record of managing high-finish residential construction, reliable trade crews, and on-time project delivery, we invite you to register with our contractor network for immediate and upcoming project assignments.

How We Operate

• Structure: Independent Contractor / B2B Subcontract Agreement (Task Order / Scope of Work per project).
• Project Pipeline: Pre-sold client projects with completed architectural plans, defined scopes of work, and established budgets.
• Payments: Structured draw schedules tied to verified milestone completions and lien waiver releases.

Scope of Work & Responsibilities

As an independent General Contractor partner, you will manage project execution from ground-breaking or demo through final inspection and handoff:

• Field Execution & Supervision: Provide daily on-site project supervision, quality control, and schedule enforcement for assigned builds or remodels.
• Trade Management: Supply and coordinate skilled crew members and specialized sub-trades (framing, MEP, finish carpentry, masonry, roofing).
• Code & Permitting Compliance: Ensure all work adheres to local building codes, architectural prints, OSHA safety rules, and municipal inspection checkpoints.
• Logistics & Material Management: Oversee site deliveries, staging, waste management, and site protection protocols.
• Progress Reporting: Coordinate with Unique Builders’ project managers regarding schedule updates, draw inspections, and client walk-through milestones.

Minimum Partner Qualifications

To qualify for project onboarding, your contracting entity must meet the following criteria:

• Legal & Registration Status: Valid Business/LLC Registration and active General Contractor License / Municipal Builder Registrations where required.
• Insurance & Bonding Requirements:
• Commercial General Liability: Minimum $1,000,000 per occurrence / $2,000,000 aggregate (naming Unique Builders & Development as Additional Insured).
• Workers’ Compensation: Statutory limits (or approved Exemption/Waiver where permitted by law).
• Surety Bonding: Active bonding capacity suited for multi-hundred-thousand to million-dollar residential projects.
• Experience: Minimum 7 years of experience leading full-scope luxury home remodels, custom home construction, or major additions.
• Trade Capacity: Established relationships with licensed, insured subcontractors across framing, plumbing, electrical, and HVAC.

Contractor Onboarding Package Requirements

Interested General Contractors must submit the following credentials for vendor approval:

1. Company Profile & W-9: Business name, entity structure, federal EIN, and primary contact information.
2. Certificate of Insurance (COI): Valid CGL and Workers' Comp coverage certificates.
3. Proof of Bonding & Licensing: Official surety bond documentation and license numbers.
4. Project Portfolio: 3–5 representative projects (photos, scope summary, and contract value) of recent custom builds or full-home remodels.
5. Trade References: Minimum 3 professional references (suppliers, trade partners, or commercial lenders).
