The Construction Lending Specialist serves as a concierge for the borrowers and builders after closing and during the construction of their home. A Construction Lending Specialist handles all aspects of the construction phase of production. Deals with builders, borrowers, loan officers, appraisers, title companies, as well as, state and city offices to ensure our borrowers’ best interests and requirements are met.

Duties & Responsibilities
- Make initial calls to builders and borrowers before, during, and after construction begins to explain the construction process and answer any questions.
- Send out welcome packets to builders and borrowers
- Complete initial reviews for all new builders for acceptance for a current application
- Review each loan before during and after closing to insure all documentation is correct and up to date.
- Order inspections, surveys, and title updates and ensure all documentation needed for each builder’s draw is completed accurately and uploaded.
- Follow up on all construction loans during the construction process to ensure all work is being completed in a prompt timely manner and escalate any issues to management
- Complete weekly motivity reports
- Have C2P files started and ensure they are being completed in a timely manner so they can be converted to regular mortgage P&I payments once the home is completed
- Calculate and collect any construction extension and modification fees from the borrower if the construction process should run longer than anticipated
- Ensure all documentation is obtained to finish the final disbursement to the builder upon completion of the home
- Transfer C2P files once approved to regular loan and complete Modification documents, IED, payment letters and any other documentation that may need to be completed by the borrower upon conversion
- Orchestrate signing of any documentation that needs to be completed at conversion with the title company and borrowers
- Balance any remaining funds left for accounting so it can be applied to the borrower’s final interest payment
- Ensure construction of the home is completed to UHM guidelines to ensure a sellable loan once converted
- Collect all final documentation needed to close the construction phase and transfer to Secondary Marketing
- Any added or needed responsibilities needed during the loan process before during and after closing to ensure all UHM requirements are met
SKILLS REQUIRED
- Knowledge of basic mortgage documents
- Comprehensive math skills.
- Bachelor’s degree or relative work experience
- At least 1 year of experience in the mortgage industry
